This bellissima family villa by the sea in Sardinia always receives rave reviews from guests although many would rather not let anyone else in on the secret – sorry to let the cat out of the bag! Perhaps it’s because Villa Capo Boi is utterly immaculate and luxurious, with even more wow factor than the pictures can do justice to? Or maybe it’s the private residents’ beach just a two-minute toddler toddle through a shady canopy of giant pine trees? Whatever it is, families who find Capo Boi almost always want to get back here soon!
The Villa has a paradise-like setting within enclosed gardens of tall trees, Mediterranean flowers and lawns where children can play. It’s part of a small and exclusive residential development with one hotel and a private beach to escape the tourist crowds, even in the height of the summer school holidays.
A covered veranda runs all the way round the south facing frontage of the villa, with individually furnished areas for lazing in the sun, reading in the shade and taking time over a family meal. In fact, the setting at Villa Capo Boi is so lovely and the kitchen so state-of-the-art that making simple snacks and Sardinian dishes, with the island’s famous foody delicacies, is part of the pleasure of staying here – and certainly a lot less stressful than restaurants with babies and toddlers to contend with. Just a simple breakfast gets every day off to a perfect start on the pretty patio right next to the kitchen.
Young and old can find their own space in the cool white open-plan living room, which is large, luxurious and divided into three sections - big comfy sofas in front of the fireplace; a cosy TV and music corner, with a library of movies, sound system and headphones; and the indoor dining area. Even with up to 9 people plus babies staying here, no one need be under each other’s feet when it comes to bedtime either, because the Villa has two bedroom ‘wings’ – one with the master ensuite bedroom and an ensuite twin room and the second wing with two twin/double bedrooms (one ensuite), one single room and a family bathroom.

Capo Boi is a very spacious and luxurious single storey villa that sleeps up to 9 people, plus 2 babies in cots in two bedroom wings – making it ideal for multi-generational holidays or more than one family. The large open plan sitting room provides plenty of seating for everyone in three distinct sections comprising the main sofa area by a fireplace with a stove; a cosy corner with armchairs for watching TV, DVD’s or listening to music; and an indoor dining area. The sitting room opens onto more outdoor lounge and dining areas on the covered veranda which runs all around the front of the house overlooking the lush landscaped garden which is safely enclosed for children to play. The kitchen at Capo Boi is smart and start of the art, with all the latest appliances, accessories and utensils to take the stress out of self-catering. The kitchen opens onto a pretty breakfast patio and there is a separate utility room, with a large washing machine and WC. The 5 bedrooms at the villa are divided between two ‘wings’ which means a little more peace and privacy for everyone. In the first wing, the master bedroom has a king size bed and ensuite shower room/wc, while the second bedroom is ideal for children, with twin beds and an ensuite shower room/wc. The second wing has two bedrooms which can be made up as twin beds or king-size, (one of which has an ensuite shower room/wc) and the fifth bedroom has a single wrought iron day bed. There is also a large family shower room in the second wing.
Villa Capo Boi is situated within a small private development, about 5 minutes’ drive from the family holiday resort of Villasimius on the south coast of Sardinia - renowned for being a super child friendly island! A private resident’s beach is only 2 minutes’ walk from the villa, which is never crowded, with soft sand and a gently shelving shoreline for little ones to paddle. Children can also lose a few hours peering into rockpools or having a go at snorkelling amongst shoals of little fishes. Being less than 50 metres from the villa, it’s easy to pack a picnic or even pop back for provisions and cold drinks but there’s also a hotel with a bar at one end of the beach.
Villasimius is the main resort town on a 35 mile stretch of beautiful, unspoilt coastline, strung with secret coves, dune backed bays and some of the most spectacular sandy beaches on the island. The clear waters have been designated a protected marine reserve which makes it especially prized for snorkelling and scuba diving, or families can stay above the waves on a boat trip along the coast, keeping eyes peeled for dolphins. The town centre has plenty of shops and a bustling Saturday market piled high with local produce, plus families have plenty of café bars and restaurant to choose from, serving seafood specialties or traditional pizza and pasta favourites.
Sardinia’s historic capital, Cagliari, is about an hour’s drive and well worth a day trip. The original port incorporates a stylish marina and the old town is brimming with interesting shops, lively cafe bars and child friendly restaurants. The town also has a lovely long beach and a tower to climb for a bird’s eye view.

Although I work and have a family in Great Britain I am from Cagliari where I was born, studied and lived until my mid-twenties. I still have family connections in Cagliari and I love going back there regularly to feel close to my roots. We have owned this house since 1988 and throughout the years we have extensively refurbished and improved it (new bathrooms and kitchen, new beds, replanting of the garden). Since then all our family summer holidays have been spent there and we have beautiful memories of those long summers. We instantly relax when we arrive and we see it as the perfect antidote to a stressful working life. In the last 10 years since we can't be there long enough we have decided to rent and share it with other families. Our guests regularly say that our house feels like a real 'home from home'. Some families have come back to stay year after year.

The garden is big enough to keep an active child busy even after a long day at the beach. There is enough space for a game of football or to play hide and seek with siblings or newly-found friends. The sandy beach on the villa's doorstep offers children the opportunity to build huge sandcastles or elaborate water courses. It is safe enough for the older ones to go and explore on the rocks or go to catch crabs and limpets on one side of the beach. The surfboards or other beach toys available at the villa provide more opportunities to never get bored. If the children are tired of being outside there is a comprehensive DVD library and plenty of board games to complete with mum and dad .

What a delightful little villa this is! If you are looking for complete escapism in the most stunning of surroundings then this is absolutely the villa for you. The villa is clean, and very well equipped with a beautiful and very well maintained garden with plenty of space for children to run around in safe surroundings. A very short stroll away (about 2 minutes...or less!) is THE most beautful beach with the clearest water for snorkeling. This was our first holiday without a pool for the kids and i was slightly concerned before we left, but i truly had nothing to worry about. The beach was like a pool.... the water was warm, shallow and gently sloping for the kids to play/swim safely in with the whitest sand. They were very happy to play there every day. We had the most magical week staying in this gorgeous house, steps from the beach. It was our four-year old's first time in the sea; and she told us it's now a 'core memory.' We spent every day at the beach, paddling, and walking and feeding breadcrumbs to the shoals of fish in the shallows as they swam around our ankles. In the house, the kitchen was wonderful to cook in; and we often used the charcoal grill to cook on as well. Anna kindly stocked the kitchen for us before our arrival, so we had a day's worth of meals (we were seven hungry people!) She also made the wonderful recommendation to visit a local food shop who prepare local delicacies, and sent so far as to write out her recommended items in Italian and English. We loved our stay. It was perfect for us as we have 2 young children, and the beautiful beach was only a minute walk away. This made it so easy to spend time in the water and whisk the baby away for a nap when needed. Perfect! The house was lovely and large. Lots of space to run around, and lots of lovely places to eat and relax outside. One note to be aware of is that if you opt for air conditioning, it’s only in the bedroom areas. This is fine as the bedrooms are in their own area and so stay nice and cool. Graziella and Anna were very helpful and easy to contact and made the check in and checkout process very easy. Thank you!
We had an absolutely delightful week at the villa! The spacious house was a paradise for kids, with plenty of toys and all the essentials taken care of. The beautiful surroundings provided numerous relaxing spots, and we loved cooking outdoors. The best part was the villa's proximity to a secluded beach with crystal-clear water. It was a perfect blend of comfort, fun, and natural beauty. Highly recommend it for a memorable family getaway!

Our two families had a delightful stay at Capo Boi. The proximity of the private beach, and the fact that it is a small cove, was brilliant and our children played happily for hours while we could easily keep an eye on them. We also loved all the outside space and eating areas at the villa, as well as the hot outdoor showers under the pine trees. The property has a number of small flights of steps (between the two living spaces and the bedrooms), with tiled floors and no handrail. These were no problem for our confident two-year olds, but a crawling baby or toddler would require supervision. There are lots of excellent and very family-friendly restaurants within a 5-10 minute drive and our children were kept happy by testing out new flavour combinations at the numerous gelateria. There is also a very nice playground, with some shade, in nearby Villisimius.
We spent a week at Villa Capo Boi, and made some lovely memories! The grounds are well kept and the children enjoyed exploring them. The pictures of the Villa are hard to show how lovely it is and we found it much larger than expected! The Villa is well equipped - especially for beach toys which is great when you can't bring these with you. We loved having our morning coffee on the roof terrace and there is a stair gate to ensure children can't get up unsupervised. The best aspect was the 30m walk to the private beach with its clear blue waters. Being up early with the children we often had this to ourselves! Communication from the Villa owners was plentiful and very helpful. We really enjoyed our stay here!
A really spacious house, we had more than enough space for 3 families (5 children under 4). The tall trees in the garden are stunning and provide shade which is great for everyone. The location is incredible, just a minute walk from a very child friendly private beach. We enjoyed it so much that we barely left the house and its beach the whole week! Lots of toys, books and games for the little ones (both for the beach and to play indoors) - and baby equipment. The owner was exceptionally helpful and arranged for someone to come cook some delicious meals for us (she was even able to cater for my gluten and dairy free needs), which was very convenient and allowed us to try local cuisine without having to go to restaurants which can be challenging with toddlers. The garden is big and there are some steps so we felt we had to keep an eye on the little ones.
Really lovely villa with a lot of space for larger families to not feel on top of each other. Location is great for small children, being on a private residential development with very few cars. The shared private beach is a few minutes walk at most even for the littlest of legs. The beach is great for snorkelling and some rock pooling when the tide is out. Villasimius is not far for shops and great bakery and patisserie. Also for more sandy beaches if your children prefer to be running in and out of the sands like ours. Anna is an excellent host. Very helpful and responsive. The beautiful villa is extremely clean and a very welcome home from home. Thanks for a great stay!
We had a fantastic stay and will be back! The property is big and clean, with comfy beds and has everything you need for adults and children alike. The many outdoor seating areas are great for eating and having a drink in the evening. And the outdoor shower with hot water option was used a lot as most time was spent on the beach! The lovely property is less than a minute from a private beach, which is just gorgeous. White sands, clear water and low waves, so perfect for children to play in. And there are plenty of beach toys etc to use. Note; The property is best for for babies or children who can walk and use stairs.
