For a true taste of rural Italy look no further than the 2-bedroom apartment at Villa Bastiola, a beautifully converted 300 year Casa Padronale (traditional Umbrian farmhouse) offering spectacular views, a panoramic pool (from mid-May) and a warm welcome from its friendly owners Marco, Sally-Ann and their young daughter (born 2007). Plus, despite its rural splendour, one of the best pizza trattoria's in the area is just a short stroll away!

Nestling on a verdant hillside, where Tuscany and Umbria meet, this old farmhouse has been given a sophisticated, rustic-chic renovation, which has seen it split into two self-contained apartments, each with private entrances and terraces with stunning views. The interiors blend original features such as the large antique fireplace and dark wooden beams, with contemporary luxuries such as indulgent fine bed linens, a fully equipped modern kitchen and retro film prints adorning the walls.


The villa's setting is perfect for sightseeing amongst the numerous towns and villages of Tuscany and Umbria, each boasting its own architectural gems and outstanding bistros. Being such fabulous hosts, Sally and Marco ensure guests are pointed in the right direction for where's must-see, must-do and must eat. On lazy days, parents can simply soak in the views from their private terrace whilst their little ones enjoy a splash about in the paddling pool provided and, if they're lucky, hear Marco practising his jazz compositions on the piano whist enjoying a glass of the local tipple.


Accommodation Overview:

The apartment at Villa Bastiola occupies the entire first-floor of the farmhouse with the second floor being the owners apartment. It sleeps up to six guests in two double ensuite bedrooms and a sofa bed in the living room. A travel cot is also available and there is space for this in either bedroom. The bedroom known as "Camera Audrey" overlooks the Umbrian hills towards Tuscany and includes a large double bed, an impressive wardrobe made from a pietra serena bookcase and an ensuite with a shower, wc, bidet, feature tiled arch and ceramic basin on a slab of travertine marble. "Camera Gregorio" looks towards Monte Santa Maria Tiberina and the Tiber Valley, with a large double bed and ensuite with shower, wc, bidet and similarly impressive washbasin.

The apartment's spacious lounge boasts original terracotta floors, oak and chestnut beamed ceilings and a fantastic fireplace made of pietra serena stone, where grapes were once flavoured with the smoke to create syrupy Vin Santo. Furnishings are very much 21st century comfort though with a contemporary leather sofa, Sky TV, DVD player, satellite internet connection plus a library of books. For babies, a walker, playpen, a soft play mat and plenty of toys can also be provided.

The large Shaker-style kitchen is sleek and modern, complete with the all important dishwasher and with a table and chairs overlooking the courtyard and Umbrian landscape beyond. For total relaxation though, don't miss the mouth-watering Umbrian dishes prepared by local cooks, Emma and Marco who will serve meals at the villa or leave them for guests to heat up after days out and about.

Outside, there's a lovely new (May 2015) panoramic pool which is saline terated and therfore kinder to young skin than chlorine.

Location Information

Villa Bastiola boasts an enviable setting where Umbria meets Tuscany, with loads of fun family things to do. Just 3 minutes walk from Villa Bastiola, Franco and Anna’s trattoria, I Mandriani is renowned for offering the best pizzas in the area while there are many other excellent restaurants within 10 minutes drive, in Montone and Citta di Castello. The welcome book, prepared by Marco and Sally Ann is full oftheir top tips.

Just 10 minutes drive, Montone was voted one of the 10 prettiest hamlets in Italy and the market town of Citta di Castello (15 minutes drive) is one of numerous medieval towns where you’ll feel like you’re wandering through a fairytale. Gubbio is perhaps the most famously magical Umbrian hill top town and in half an hour you’re in Tuscany, with gems such as Cortona to explore where the book and film, Under A Tuscan Sky was set. These hilltop towns have a packed calendar of festivals all year round promising colourful pageantry and celebrations of Umbrian food.

While staying at Villa Bastiola you can go truffle hunting with the Bianconi family in nearby chestnut woods, sample the sweet Vin Santo with Umbrian sponge cake at Eugenio’s home in Citerna or take a trip to Perugia to visit the Bacio Perugino chocolate factory. Just 45 minutes drive, Lake Trasimeno is a must for families with a sandy beach, lido and sun loungers among the attractions. The new Villa Valentina spa at Umbertide is also nearby for a spot for pampering and relaxation, with indoor and outdoor thermal mineral pools.

Who owns this place?

I moved to Umbria in 2003 for work and loved the area so much that I stayed here! Starting a new life, I also met my husband Marco here and together we bought Villa Bastiola which we have been restoring over the last few years. Together with our little daughter Emma, we were really happy to have the opportunity to rent out the luxury self catering apartment and meet guests from all over the world. Sadly in 2012 we had to move back to the UK for work but continue to rent out the apartment for guests to enjoy. All the facilities are still there for children and parents alike and our housekeeper is always ready to welcome guests with a warm Umbrian smile.

What do they love about it?

We bought Villa Bastiola as it is near to the area where Marco grew up and is close to his family and Emma's grandparents! We wanted to find an old stone farmhouse with lots of character, great views, lots of garden, olive trees but still close to amenities and easy to reach the beautiful towns and cities of Umbria and Tuscany. We were lucky! Villa Bastiola is just what we wanted!

What do the kids love about it?

From feedback from friends and family who have stayed at the Villa with kids, they love it because of the huge garden!!!! There's so much space to run around and explore, kick a ball, burn off energy and enjoy the playarea with sandpit, playhouse and paddling pool plus activity combo and the swings and since 2015, there is a fabulous infinity pool! Umbria is full of interesting and unusual things for kids to do as well - there's a medieval castle on nearly every hilltop just waiting to be explored, kids can make cheese, paint pottery, go rafting or horseriding.

  • Spent a week at villa bastiola with our 17 month old daughter in September. Great location to visit the beautiful surrounding Umbrian countryside. Amongst the favourite places we visited were Gubbio and Montone. The villa is well stocked with children's toys and books. We would say that the downstairs apartment is more rustic with features including the original fire surround. The top apartment does appear to be more modern and open which we felt might be more preferable for those with young families. We also found it quite noisy in the ground floor apartment, being able to hear people walking round/ babies crying upstairs although I notice this hasn't been noted in previous comments. There is a great pizza restaurant a short walk down the hill although they don't have a high chair and a lovely baby friendly restaurant a short drive away called il vecchio granaio.Review dated 28/09/2017

  • We had a lovely time in Villa Basitola, the apartment is really nice and the kitchen is very well equipped. There was a shop done for us when we arrived with a few essentials which was great. The surrounding areas are beautiful and well worth doing trips to the small villages nearby. The garden is a bit hilly, as to be expected when you are on a hill, which is not ideal for a young toddler however the small play area and terrace are sufficiently big to play in, and there is a large playground a short drive away. There is also a lovely restaurant 2 mins walk away who were very accomodating during our stay.Review dated 30/07/2014

  • What a fantastic place to stay! Sally Ann, Marco and little Emma are wonderfully welcoming hosts and have thought of every little detail to make this a perfect home away from home for families. Villa Bastiola is a beautiful old house in a lovely area of Umbria with plenty to do and see. Our 9 month-old loved the swings, paddling pool and toys but its also a great spot for adults to relax and unwind. We hope you enjoy as much as we did.Review dated 20/09/2011
