With a palm tree by the drive and its pointy, clap-board style, this contemporary 3-bedroom home could easily be a New England beach house - just 400 metres from the sand-and-shingle shore of the Sussex Coast. Besides being so handy for the beach, Palm House is especially easy for families, being just 5-miunutes’ walk to the seaside village of East Preston, with 3 pubs, a café, bakery, convenience stores and a choice of take-aways.

Modern and minimalist throughout, Palm House is very much metro-chic-by-the-sea but the owner Sarah, with a young family of her own, has also made sure it’s well equipped and child friendly. The comfy lounge has a big L-shaped sofa for snuggling down to watch a family DVD or families can have fun playing on the Wii or with the toys and games provided. The kitchen is super sleek and modern, from the eye level ovens, Nespresso and American style fridge-freezer, with ice and water dispenser, to funky stools at the breakfast bar and designer dining room. The luxury bathroom is equally smart and stylish with his and hers washbasins, drench shower and spa toiletries. All three bedrooms are calming and conducive to a good night’s sleep, with space for the travel cot in both double rooms and a triple sleeper bunk room which could well become a sleepover den for older kids.

Although most days will involve filling the lungs with fresh sea air and sploshing pebbles in the waves, Palm House also opens onto a large, sun-trap garden where children can play on an immaculate astro- turf lawn while grown-ups chill out on the luxurious patio deck.

Accommodation overview

Palm house is a newly renovated holiday home on the Sussex coast, with 3 bedrooms, sleeping up to 6/7 people plus a baby, with 1 travel cot provided. The house is on a private residential estate, with its own driveway into two off road parking spaces. For playing and relaxing outside, Palm House also has a large sheltered sun trap garden, with a realistic astro turf lawn and a luxury patio deck with sofas and armchairs.
The spacious lounge at Palm House has a large L-shaped sofa, TV, DVD player and a Wii. The designer fitted kitchen includes an American-style fridge freezer, Nespresso, built in ovens and a breakfast bar with stools, plus there is a separate dining room with a table that seats 6 and a high chair available. On the first floor, two bedrooms have double beds and space for the travel cot. The third bedroom has a double and single bunk bed. The family bathroom is gleaming and luxurious, with his and hers washbasins, drench shower, WC and spa toiletries, plus there is a separate WC downstairs.

Location Information

Palm House is in a stress-free spot on the Sussex coast, just 400 metres from the beach, 5 minutes’ walk from the handy village of East Preston and 2 miles from the hip holiday town of Littlehampton. It’s also easy to escape from London by train, with a direct, 90-minute service to the local station at Angmering.

To stock up on essentials, East Preston has a couple of convenience stores and a bakery but families can also have a break from cooking by eating at one of the three pubs and tea room or having a takeaway – Fish and Chips, Chinese or Indian. For the ‘big shop’, ASDA, Sainsburys, Waitrose and Aldi are only 5-10 minutes’ drive away then all the high street stores can be found in Worthing (10-15 minutes’ drive).

A scrunchy shingle beach is a toddler toddleable 400 metres from Palm House, where families can enjoy the simple pleasures of skimming stones into the waves, filling pockets with pretty pebbles and writing names in the expanse of sand that emerges at low tide.
Just 2 miles down the coast, the seaside town of Littlehampton, boasts blue flag beaches and is renowned as one of the best places for crabbing on the south coast. Families can also hop on a train along the promenade, play a round of adventure golf, have fun on the rides at the Harbour amusement park or take an exhilarating trip on the Black Hawk speedboat. A well-known local landmark, with its award winning mussel shell design, is the East Beach Café which is a super popular spot for Sunday brunch.
Close to Littlehampton, at Ford, Flying Fortress is a multi-award-winning children’s activity centre with an amazing play frame, bouncy castle, painting, colouring and storytelling sessions, plus a good cafe. Also nearby, Arundel Castle is straight from the storybooks of knights and princesses or Arundel Lido has a 25m outdoor pool, an adjoining 5m splash pool with easy entry steps and a large, separate children's paddling pool.

For a fun family day out, try Drusillas Park and zoo near Alfriston (about 30mins by car). It will keep toddlers entertained for hours with its animal attractions, two special playzones for under sixes, the indoor paint’n’make section and fantastic Thomas the Tank Engine ride complete with real life Sir Toppham Hat, A.K.A the Fat Controller to less PC generations! The bright lights of Brighton is 30-40 minutes’ drive, providing plenty of things to fill a day, from chilling in one of the beach boardwalk cafes, to finding kitsch antiques in the ‘Laines’ or blowing a few quid in the amusement arcades and on fairground rides.

Who owns this place?

We are a family of four (two boys aged 8 and 12) who wanted a 'home from home' to spend weekends and holidays away as a family. We bought the house in early 2016, and completed renovated it from scratch, installing high quality fixtures and fittings so we could really enjoy our trips to the house, and we also knew that guests would have a great experience!

What do they love about it?

East Preston is a lovely quiet village, and the house is so close the sea/beach. Whenever we are down, come rain or shine we will walk along the beach to the lovely cafe towards Kingston Gorse and enjoy a delicious bacon sandwich and hot chocolate (or locally made ice creams when it's hot!) Our boys love the area as they are now old enough to scooter around the quiet roads and make their own way down to the local sweet shop or green where they can kick a football (although we have a football net in the garden too!)

We love the sounds of the seagulls when we wake up, and always marvel at how quiet the area is except for this!

What do the kids love about it?

Relative freedom for kids of our age to scooter around, play on the beach, walk down to the local shops etc. It is also brilliantly located for visiting nearby towns such as Brighton (always a winner with the kids on the pier), Worthing, Arundel with the fabulous castle, Chichester harbour etc. For younger kids there are a lot of great play areas locally too, and for bigger kids there is local go karting, climbing wall, foot golf, mini golf etc.. within a few minutes drive.
The house is really cosy and we have lots of games and toys there - for smaller kids there is a huge Thomas the Tank Engine train track and engines! We also have a Wii and a selection of games!

5 minutes walk to beach, which is initially pebble but extends out to a huge sandy area at low tide.

5 minutes to local village shops (on foot) with convenience stores, grocer, small bakery, cafe, tea rooms and 3-4 minutes drive to large supermarkets and Rustington village is about 5 minutes away with a large array of local shops. Great local pubs either in the village or a short drive away.
