BFB's Overview

The Milkshed is a masterclass in how to transform a crumbling old barn into a luxury, single storey cottage, with a string of tourism awards, where families can be sure of some quality down time in Devon. Not only have owners Mark and Katie put their hearts and souls into the classy conversion and high spec finish, but they also offer an onsite chef, trained to Michelin standards, to treat families to favourite suppers, gourmet picnics and restaurant style menus all in the comfort of the cottage. And when the little ones are tucked up in bed, what better way for frazzled parents to unwind than in an eco, wood fired hot tub under the stars, with no noisy jets to shatter the peace.

The open plan living room and dining kitchen in The Milkshed has been stripped back to the rafters, making is wonderfully lofty and light as well as super spacious and easy to keep an eye on crawlers and toddlers. Underfloor heating throughout, fuelled by a biomass boiler, is lovely and toasty for little toes and you can’t beat a wood burner for snuggling down to watch a movie, or play with the toys and games provided by the owners. Although the onsite chef is very tempting, self-catering isn’t too much of a chore in the roomy, contemporary dining kitchen, with all the latest mod cons, including a Nespresso and American style fridge freezer. When it comes to bedtime, one of the two bedrooms can be set up as a twin room or king size bed, with space for a cot, while parents can retire to the master bedroom with a clawfoot bath for a soothing soak.

Outside, The Milkshed has a large, enclosed garden where children can safely play, comprising a lush lawn for ball games, badminton or tennis, a herb garden and seating area for BBQ’s. Ride-ons, French boules and croquet are all available and families also have access to the owner’s adjacent meadow, with a Little Tykes climbing frame, spider swing, rope swing and free ranging chickens laying fresh eggs for brekkie. Parents need to be aware of a small lake in the meadow, but under supervision it’s a lovely spot to watch the birdlife or borrow the wooden boat to play Wind in the Willows.

Accommodation overview

The Milkshed is a smart barn conversion all on ground level, with two bedrooms that comfortably sleeps a family of 4 plus a baby in a cot. The vaulted, open plan living area has a cosy, comfy lounge at one end with a woodburner and a large dining kitchen at the other, with a table that seats 6 and all the gear and gadgets for family self- catering. French doors from the living room open onto a dining terrace with a BBQ, the enclosed lawn garden and the wood fired hot tub. The cottage has two bathrooms and two bedrooms – one that can be made up with a king-size or twin beds and the other with a kingsize bed and claw foot bath.

Location Information

Just 2.8 miles from the market town of Honiton in East Devon, The Milkshed is surrounded by the rolling English countryside of the Blackdown Hills Area of Outstanding Natural Beauty. This prime location is also known as the countryside-by-the-sea, because the smugglers coves, beaches and fishing villages of the Devon and Dorset coasts are also as little as 15 minutes’ drive.

Honiton has all the services families really need, including Tesco, Co-op and Lidl, a good range of local shops, cafes, pubs and restaurants, as well as a farmer’s market twice a week. Exeter (20 minutes’ drive) also has department stores, Sainsburys and Waitrose and all the local supermarkets deliver to The Milkshed. There are plenty of local farm shops to stock up on the famous Devon fare and the owners especially recommend Darts Farm which has the lot, from PYO fruit and veg, a deli, bakers, butchers and fishmongers to a cider and ale house, homewares, gifts, toy shop and even a spa salon.

The nearest pub, the Luppitt Arms is only 1 mile away and as authentic as an old farmhouse inn could be but it doesn’t serve food. At the other end of the spectrum, The Pig at Coombe has been featured in plenty of national papers for its fab food and oodles of character. In between, there are numerous pubs, cafes and bistros in the countryside and on the coast to tuck into all the mouth-watering delicacies the South West has to offer – from calorific cream teas and luxury ice creams to succulent crab, local cheeses and home-reared meats, all washed down with farm pressed ciders and local real ales.

The Devon and Dorset coast are as little as 12 miles away, strung with the quintessentially English seaside towns, fishing villages and beaches that have kept families flocking here for generations. Dinosaur fanatics will have fun hunting for fossils along the Jurassic Coast and Lyme Regis makes an ideal place to take a guided walk or simply build sandcastles on the beaches, dangle crab lines off the harbour and enjoy the bustling, bucket and spade frivolity. The owners’ other favourite seaside spots are Branscombe, Beer, Sidmouth and Exmouth.

Within easy reach of The Milkshed there are all kinds of things to do for kids of all ages. Animal lovers will enjoy making farmyard friends at the World of Country Life in Exmouth and visiting the famous Donkey Sanctuary, or how about Alpaca Trekking or meeting the ‘beast of Exmoor’ at Exmoor Zoo – a pair of rare black leopards. Diggerland (14 miles) will have little boys bouncing up and down with glee while Crealy Adventure Park (17 miles) is consistently voted family attraction of the year, with 60 roller coaster and rides, plus a 75,000 sq ft indoor soft play centre.

Nearest Medical Services (GP & A&E): There is a GP practice, Minor A & E and dentist in Honiton (3 miles). Full A & E services are available in Exeter (30 minutes).
