For families or group get togethers and all kinds of celebration occasions, Poppy House is a sure-fire winner as a big and beautiful house for 11+ of all ages, in a fab location on the Norfolk coast. It's so bang up to date, with designer decor and high spec mod cons but still making it a really comfortable family home, it's hard to believe the house was built over a hundred years ago when the elegant resort of ‘Sunny Hunny' was in its Victorian heyday.

Everyone who stays at Poppy House is especially impressed with how well equipped it is for all ages, from the long list of baby and toddler essentials to a dream kitchen for cooking up a feast and all the latest in family home entertainment. Sara, the owner also gets special praise as the helpful hostess with the mostess, not least for providing a yummy Victoria sponge to tuck into as part of her welcome crate which also includes wine, bread, milk and local orchard apple juice. Sara will also take an online Sainsbury delivery or do a bit of basic grocery shopping ready for guests to arrive.

While newborns can roll around on playmats, other little people will be happy as Larry to discover lots of toys just for them, including Duplo, a Vtech train set, an ELC garage and cars, play animals, dinosaurs and a push along car. Older children (and dads too!) will have great fun with the Scalextrix and the Wii, plus there are classic board games and free Wi Fi. Everyone can get comfy and cosy by a roaring real fire in the living room to watch Sky channels, Netflix or one of the 100+ DVD's, plus there are TV's in all the bedrooms to avoid any arguments.

A superbly equipped kitchen makes light work of group catering, from wuzzing up treats in the smoothie and ice cream makers, to smushing up baby food in the blender or whisking up fairy cakes in the food processor. It can all be a social affair as well, as other grown up can natter over espressos and cafetieres of coffee at the breakfast bar and funky glass table, keeping the desi chefs company. For the main event there is a separate dining room, with a long table that seats 12 and a sound system to provide the background tunes.

All of the five bedrooms at Poppy House are bright and contemporary, with four posters in two double bedrooms, another double room with a cream metal framed bedstead, a family bedroom with double and single beds and a twin bedroom. The master bedroom has French doors onto a balcony and the family bedroom has a ‘conservatory corner' that's glazed on two sides to curl up with a Kindle in the sun on a wing-backed armchair, or just get comfy for bedtime feeds. Two of the doubles and the family room have ensuite shower rooms and the house has a gleaming family bathroom that's a modern take on the classic Victorian style.

To play and eat outdoors, Poppy House has a private paved patio with a garden dining table and an enclosed lawn garden with swing-ball, hula hoops, boules and balls. There's also the all important bucket and spade to head off to the beach, just 5 minutes walk away.

Accommodation overview
Poppy House is a 3-storey Victorian semi-detached house on a prime corner plot which provides the enclosed lawn garden. The house comfortably accommodates 11 plus up to 3 babies in cots (1 wooden and 2 travel cots available), with 5 bedrooms comprising 3 doubles (2 ensuite), 1 family room, with ensuite, 1 twin bedroom and a family bathroom. The large living room has three comfy sofas, a real fire with a full width fire guard and a large flat-screen TV with Sky and Netflix, plus a DVD player with over 100 films, box sets etc to choose from. The state of the art kitchen has a breakfast bar with 6 stools and a funky glass breakfast table, plus all the latest appliances and cooking gadgets. including an American style fridge freezer, eye level double oven and grill, and coffee machine, stove top espresso maker and cafetieres, food processor, hand blender, smoothie maker, ice cream maker, sandwich toaster and microwave steriliser. The house has a separate dining room with a table that seats 12 and a sound system, plus Joie high chairs, booster seat and a Bumbo style baby chair are available. On the first floor, there are two double bedrooms, one of which has a balcony and a family bedroom, with a double and single bed, all of which have ensuite shower rooms with a WC. On the second floor, there is a double bedroom with a cot and a twin bedded room, which both share the new, tiled family bathroom with a bath, separate shower and WC. All the bedrooms have TV's, radio alarm clocks and hairdryers, plus three have DVD players and iPod docking stations. There is good Wi Fi throughout the house and iPod docking stations in all the main living areas. In an outhouse close to the kitchen, there is an additional fridge freezer along with a washing machine, tumble dryer, ironing board and iron. It should be noted that two rooms on the top floor of the house is the owners private accommodation so these rooms will be locked during your stay (owners not present during your stay).

Location Information

Hunstanton is a town of two halves, with the original village of Old Hunstanton only half a mile from Poppy House and the livelier seaside town also within walking distance. When the Victorians got the bug for escaping to the coast, Hunstanton was purpose built as a seaside resort in the late 1800's, to make the most of its sandy beaches and beautiful sunsets, being the only west facing town on the East coast - hence the nickname ‘Sunny Hunny'.

From strolling along the elegant esplanade, or through manicured gardens, to donning swimsuits for a dip in the sea, (five minutes away), many still flock here for the same reasons as the Victorians but also lots more recent family attractions. A yellow tractor train trundles along the seafront, which families can hop on and off to have fun at the pier amusement arcade, Blackbeards Adventure Golf, the traditional funfair or Oasis indoor pool and soft play centre. Children can meet seals and other marine creatures at the recently revamped Sealife Sanctuary or have pony rides on the beach and drive straight into the waves on Wiley the Wash Monster for a boat trip on this former military amphibious craft. Of course there are endless kiosks and take-aways for ice creams, candy floss and fish and chips, plus seaside gift shops, beach shops and a big, family-run joke shop crammed with cheeky fun. The town has a variety of high street shops, cafes, pubs, and takeaways, plus Sainsburys and Tesco to do a big shop.

The sandy beach at Old Hunstanton (20 minutes walk/5 minutes drive) is one of the best in Norfolk, backed with a row of colourful beach huts and miles of sand dunes that are perfect for families to spread out a picnic. The village of Old Hunstanton has much of its ‘olde worlde' charm, with antique shops, an art gallery and traditional pubs like The Ancient Mariner which has a fab west facing beer garden with a play area for a ‘Hunstan Sundowner'. Serious foodies can also treat themselves to a gourmet dinner or special Sunday lunch at the Michelin starred Neptune Restaurant. Besides the sandy shores, Hunstanton is famous for its high red and white stripy cliffs, which reveal 15 million years of geology and make a popular spot for fossil hunters and rockpoolers.

Besides all the things to do in Old and New Hunstanton, Poppy House is in a great location for exploring the unspoilt north Norfolk coast, strung with seaside towns and fishing villages where time's stood still and fisherman still haul in crabs, lobsters and their catch of the day. Inland, there are countless idyllic villages with country pubs to discover as well as the Queens country residence of Sandringham (9 miles), the Norfolk Lavender Farm (2.5 miles) with a soft play centre. The well renowned and unofficial ‘capital' of Norfolk, Burnham Market with it's independent boutiques, antique shops, cafes and famous Hoste restaurant, is within easy reach and the reedy waterways of the Norfolk Broads are within an hour's drive.

Who owns this place?

We are Myles and Sara and we have 2 children under 4, so we know what it means to need a true 'Baby Friendly Bolthole' for your holiday!

Myles is a Housemaster and living in boarding school accommodation we decided we wished to have a coastal escape to use out of term time. We had visited the North Norfolk coast a few times and fell in love with all it had to offer - deserted beaches, amazing eateries, stunning landscapes and so much to do.

We knew Poppy House would be perfect the moment we viewed it. It had bags of space, which we were looking for, to ensure friends and family could always come and visit and the location was spot on. We love spending our holidays with friends and family, so on our search our priorities were finding somewhere we could spend time on the beach, visiting good local attractions and eating great food. We felt that Hunstanton offered us the opportunity to do all these things in a truly beautiful area of the UK and Poppy House gave us the space to enjoy it all, with great amenities - loads of bedrooms, 4 bathrooms and ample space for socialising. We have had the house for 2 years and love spending our own holidays and weekends away here and hope you will too!

What do they love about it?

Poppy House is close to the beaches at Hunstanton and Old Hunstanton. Hunstanton offers the more traditional British seaside experience and Old Hunstanton offers miles and miles of stunning wide sandy beach. The dunes are the perfect place to hide on a more blustery day and there are beach huts to hire. One day we hope to own one of these quirky spaces, ideal for making a cup of tea or warming hot chocolate and to get changed after a refreshing dip in the sea! There is a little cafe, perfect for breakfasts and lunches and the all important ice creams, drinks and snacks!

The house is within walking distance of town, even for little legs, and we love the convenience of this. The deli is fab, there is a butcher, post office, banks, cafes, restaurants, takeaways, a variety of shops and 2 supermarkets. It offers everything we need for a holiday and we rarely need to visit Kings Lynn for provisions. Online supermarket deliveries take care of the 'big shop' with everything else being available locally.

When we are at Poppy House it is all about enjoying the comforts of our 'home' .... a really well equipped kitchen for creating family meals - lazy brunches and big Sunday roasts. We curl up on the sofa in front of the fire with a good book or DVD (we have over 100!) We play board games - plenty of family friendly ones for those wet Sunday afternoons and some that are definitely for after dark when the kids are tucked up in bed! We enjoy garden BBQs in the summer, watching the kids play whilst the grown ups enjoy a cocktail or cold glass of wine. And for those lazy days post beach we like nothing more than a hot fish and chip supper from Eric's in Thornham.

The house is within easy reach of the so called 'champagne coast' which starts in Old Hunstanton. This gives us access to all the lovely shops, pubs, beaches and restaurants the North Norfolk coast has to offer in balance with all the local attractions which are a hit with the children and teenagers who visit - parks, Sealife Centre, softplays, pottery cafes, farms, amusements, bowling, land train rides., boat trips, country estates etc. For our family, friends and guests without children there is still plenty to amuse with lovely local walking, cycling, watersports, antiques shops, places of local interest, nature reserves, the Hunstanton Theatre, bird watching, sailing and fantastic restaurants.

The profile of the area has been recently been elevated by the arrival of the Duke and Duchess of Cambridge - Kate & Wills (!) and their beautiful children and we love the thought that they like hanging around the same beaches, farms and pubs that we may frequent!

A trip for us isn't complete without ......

- A visit to the Norfolk Lavender farm and cafe
- A deer safari at Snettisham Farm Park
- Lunch at the Rose & Crown Snettisham
- A stomp around the Royal Sandringham estate
- Dinners at The Lodge and Orange Tree for superb food!
- Family friendly sundowners at the Ancient Mariner after a long day on the beach, with great kids meals and jugs of Pimms for the adults.

We love that we can come without a totally packed car as cots, monitors, steriliser, toys, potty, highchairs, baby bath etc are already in situ! It makes such a difference when preparing for a holiday knowing that the house is so well equipped for our family holidays.

What do the kids love about it?

The house is a real home from home so we are not precious about children being children and coming on holiday and having fun! There is plenty for them to do at the house - toys, games, puzzles, DVDs, garden games, computer games and books. There are TVs in bedrooms and some even have DVD players so older children can make dens or create their own cinema or games room! Younger children are well catered for with all the baby and toddler paraphernalia you could need.

Locally they love nothing more than digging on the beach (in any weather it appears!), paddling in the sea and looking for creatures in the rock pools. An ice cream from the local parlour in town is a must, did I say 'an'?, our visits are frequent ...! On rainy days the children love the amusements (the two penny falls are a particular hit and don't break the bank!) or settling down in the pottery cafe to create a holiday masterpiece.

There is tons to do locally for children ..... The Sealife Centre is a short walk and there is crazy golf and bowling as well as the local pool which is next door to the Sealife Centre. There are local farms, parks and play centres. The train ride from the quay to the beach in Wells is always a hit, as are all the attractions at Holkham Hall and Pensthorpe. Our favourite is Snettisham Farm Park where we bottle feed lambs, have pony rides, feed the goats, ride on mini tractors and, to top it all off, go on a brilliant, tractor driven, deer safari where you hand feed the deer from the tractor's trailer. Priceless!
