Besides waking up to a stunning sea view, with the beach at the bottom of the garden, just how cool is this modernist, architects’ apartment on the Dorset coast?
BreakPoint strikingly stands on its own in a large garden, bordered by wild flowers and with a grassy slope down to the sand and shingle Southbourne beach, just a few metres below. The owners have put all their professional flair into making the ground floor a spacious 3-bedroom apartment that’s both luxurious and a masterclass in minimalism so the sea and skyscapes can take centre stage. The clean lines and uncluttered styling make ‘Marram’ feel incredibly calming for frazzled parents to relax and it’s also well equipped for little ones, from practical baby and toddler gear to plenty of toys, games and books.

Picture windows and French doors let the panoramic views and light flood in to the open plan living space, and families can spread outside to a sun-filled, decked patio and the wild garden to make the most of the sea air and coastal panorama. In the lounge area, kids can get comfy on the Scandinavian style sofa or FatBoy beanbag to watch on demand TV and movies through Virgin Media. After a walk on the beach or across the Hengistbury headland, or indeed a bracing swim in the sea, how about snuggling by the contemporary wood burner for hot chocolate and cookies! The high spec kitchen is the sociable focus of Marram’s living space, with a dining table to the side where grown-ups can linger over coffee and kick back after dinner. The apartment has one master bedroom and two single bedrooms, all with sea views and each with space for the wooden cot provided, so for a family with up to two children and a baby, Marram makes a brilliant BFB by the sea.

Accommodation overview

Marram (sleeps 4+baby) is the 3-bedroom ground floor apartment of the striking BreakPoint property at Southbourne, near Bournemouth, which was purpose built by the architect owners with an obvious flair for contemporary, modernist design. The spacious open plan living room has panoramic sea views and French windows open onto a patio deck and a large wild garden which slopes down to the beach. The interior design is minimalist with simple, Scandinavian style furnishings and high spec finishing touches, from the large HDTV with Virgin Media, Wi Fi and a designer wood burning stove, to a sleek white kitchen with all the essential appliances. At the side of the kitchen area, a dining table seats 4, plus a high chair. Marram has three good sized bedrooms comprising a master bedroom with a king-size bed and two bedrooms with wide single beds, all of which have space for a wooden cot provided. The large family bathroom is fully tiled and has a thermostatically controlled bath with a shower and a double size vanity basin.

Location Information

For an uber cool BFB by the sea, BreakPoint near Christchurch is hard to beat, with panoramic sea views down the Dorset coast and the Blue Flag Southbourne beach at the bottom of garden. The ground floor apartment, Marram, is at the top of a small grassy bank which children will love scrambling down to play on the sand and shingle shore, while parents with little ones can take the 1-minute stroller stroll to the promenade. For a brilliant brunch, snacks to share and gourmet Hampshire burgers, the Bistro on the Beach is a swanky spot, where every table has a sea view, or families can just stop by for a New Forest Ice Cream to go.

From the apartment’s seaside garden, the coastal panorama is pretty spectacular, to the famous Isle of Wight Needles in one direction and the start of the Jurassic coast in the other. A walk along the beach to the west leads to Hengistbury Head, designated an SSI to protect its woodlands, wildflowers and wild-life, with an interactive visitor centre to find out more. From here families can also hop aboard the ‘Noddy’ land train round to Mudeford Spit, which made the headlines for having the most expensive beach huts in the UK, fetching up to £275,000! It’s also a pretty spot for paddling off its beautiful soft sandy beach and having wood fired pizzas at the Beach House Café. From the café, ferries chug across the harbour to Mudeford Quay for crabbing and trailing mackerel lines and to Christchurch, which is also a short drive from BreakPoint for shopping, pubs and restaurants, as well as exploring the ruins of an 11th century castle and having fun in the free splash park and playground. The grand old seaside resort of Bournemouth is only 10 minutes’ drive from BreakPoint, renowned for its shopping centre and theatres but also funfair rides and new zip wire on the famous pier.

Besides all the beach and seaside fun, Moors Valley Country Park and Forest is a fantastic place for children to burn off some energy, just 20 minutes from BreakPoint, with adventure playgrounds, Go Ape climbing, a Gruffalo Spotters trail and steam railway. Paultons Theme Park (40 mins) is also a must for little ones, with Peppa Pig World and the dinosaur rides in The Lost Kingdom. For golfers, Solent Meads Golf Centre is only half a mile away with an 18-hole par 3 links course, a 9 hole 'fun course', an 11 bay driving range, a practice putting green and café.

Who owns this place?

We are Sandra, Rob and Alfred. Alfred's the kid you'll see in one or two of the photos on this website. We've been visiting this area of the Dorset Coast and The New Forest for over 15 years, more latterly with Alfred in tow. Sandra's parents built BreakPoint about 20 years ago as a holiday home and, having fallen in love with the place and it's magical and dramatic coastal environment, we recently renovated it for our regular family escapes from London, and for other like-minded families who need a week away to pause, relax and unwind.
