Hidden away in the exotic, jungle-like gardens of Lower Coombe Royal Estate in Devon, the Coach House is a brilliant holiday home for families, inside and out. Under the new ownership of Julie and Paul, the house has been beautifully renovated throughout and is brimming with baby and family friendliness, from all the boxes of toys and fab outdoor play areas, to a comprehensive list of baby equipment.

The 200-year old Coach House stands in its own woodland glade, next to the apple orchard and Lower Coombe’s historic American Garden, planted with giant Rhododendrons, Camellias and Magnolias, back in the mid 1880’s. Like staying in a National Trust property, families have 8 acres of stunning landscaped grounds to explore – from following nature trails and having picnics by the ponds to watching out for the wildlife, including a family of foxes, deer, rabbits, squirrels, woodpeckers, owls and jays. Near the Coach House, there’s a large lawn with football nets as well as a trampoline, table tennis and a play area with a climbing frame, slides, and Wendy house. Families can also sizzle up bangers and burgers in an adjacent BBQ house so the fun doesn’t need to end when it’s time for tea! The 'rain forest' is another natural adventure playground with rope and tyre swings.

The Coach house has an upside down layout, with three bedrooms on the ground floor and a spacious, open plan living arrangement on the first floor with lofty, whitewashed rafters and polished wood floors making it especially bright and airy. Families can flop into a large corner sofa to watch TV or a movie from the DVD library and kids will be happily occupied for hours with the boxes of Lego, Duplo and Playmobil, board games, puzzles and books. The kitchen is well equipped with all mod cons and families can eat together at the dining table for 6 or pop outside through the stable door to a private gated terrace, with a patio table with fire pit and gas BBQ.

Accommodation overview

The coach house sleeps up to 4 adults and 2 children plus a baby, with one cot provided. All three bedrooms are on the ground floor: the master bedroom has a king size Hypnos bed (L190cm x W150cm) and an ensuite with a walk-in shower; bedroom two has twin single beds (L190cm x W 90cm) that can be zip linked together to make a Superking not bed (L190cm x W180cm); bedroom 3 is a children’s room, with boxes of toys and bunk beds (L190cm x W90cm). The family bathroom is also on the ground floor with a bath and a shower. Both the family bathroom and ensuite have toasty underfloor heating and heated towel rails.
An Edwardian wooden staircase leads up to the bright, airy open-plan kitchen, dining and living area, with high, whitewashed beamed ceiling and smooth wood floors. The living area has a large and comfy corner sofa, a 32” TV with non-subscription Sky channels, an iPod dock, a DVD player and lots of DVD’s, books, games and puzzles. The dining area has a table that seats 6 and a high chair is provided. The cream fitted kitchen is well equipped for families and includes gadgets such as a coffee machine, and hand blender. A stable door leads from the living room onto a private terrace, surrounded by camellias and old apple trees, with a patio table, firepit, and a barbecue.

Location Information

Hidden away in the lush and lovely private valley of Lower Coombe Royal Estate, in the South Devon an area of outstanding natural beauty, the Coach House makes a peaceful setting to escape the rat race, with 8 acres of historic gardens and fun play areas to explore that could easily be owned by the National Trust.

The bustling market town of Kingsbridge is only 10-minutes’ walk down the hill, at the head of the Kingsbridge estuary, with a good choice of local shops, pubs, restaurants and cafes, including fab Sunday brunches at The Old Bakery, scrummy cakes from the Kingsbridge Creamery and irresistible goodies at Mangetout Café and Deli. Children can also make and paint their own ceramics at The Art Café, dangle crabbing lines from the quay or have a family swim (whatever the weather!) at the Quayside Leisure Centre.

A number of boat trips run up and down the estuary from Kingsbridge, including a scenic 35 minute cruise to the swish seaside town of Salcombe (10 mins by car) that’s a buzzing centre for sailing and all manner of other watersports. South Sands and North Sands are ideal sheltered beaches for children to splash and paddle in the super clear shallows, or build sand boats on the shore and peer into rockpools, while The Winking Prawn is a cut above the average beach café, sizzling up fresh fish and seafood on a BBQ. Salcombe Dairy Ice Cream is a must for the kids while grown-ups can try the award-winning Salcombe Gin, plus Captain Flints is a great family restaurant, serving homemade pizzas, pasta, burgers and steaks.

Besides popping down to Salcombe, families have plenty more beautiful beaches to choose from even closer to home. Bantham is approximately 5 miles away, to have fun in the sand dunes and South Milton has the laidback Beach Café right on the sands. But brilliant beaches isn’t all that South Devon has to boast about. There are plenty of family attractions within easy reach of Lower Coombe Estate, from all the friendly farm animals, play barns and rides at Pennywell Farm near Buckfastleigh to Devon’s largest family theme park, Woodlands, at Dartmouth. Other favourites include one of Britain’s best Zoos at Paignton and the Splashdown Quay West Waterpark; the National Marine Aquarium at Plymouth and the miniature Pony Centre in the heat of Dartmoor. The Tourist Office has also created over 40 self-guide Treasure Trails to solve the clues and see the sights throughout South Devon.

Who owns this place?

Lower Coombe Royal – a large country house and coach house set within eight acres of historic gardens on the edge of the market town of Kingsbridge. The house was built in the early 1900’s by the Luscombe family. Julie and Paul purchased the house in Spring 2017. Lower Coombe Royal was an opportunity for changing their quality of life and moving away from city life. An adventure for their three children to explore the forgotten gardens of Kingsbridge!

There are two, beautiful properties - all private and set within wonderful surroundings. They can accommodate a couple with a baby in the Garden Rooms and up to 6 people in the Coach House. The gardens provide a wonderful space for all to explore.

What do they love about it?

Lower Coombe Royal is set within relative tranquility in eight and half acres of historic gardens yet is within ten minutes walking distance of the market town of Kingsbridge and a ferry ride to the renowned resort of Salcombe. Beautiful sandy Blue flag beaches are ten to fifteen minutes away by car along with exceptional coastal walks.

The gardens offer a safe place to play and explore. Alternatively, you can just sit and enjoy the views and the various calls of resident wildlife. It has been described by many as a ‘haven’ away from the bustle of busier lives.


A place to unwind and escape - a secret valley lined by private farmland ideal for providing an exclusive family experience.

What do the kids love about it?

Children seem to come alive at Lower Coombe Royal. Not only is each property full of toys and games, yet the gardens are too. An adventure playground for all ages…..a tailor-made wooden climbing frame with a lookout tower, great for sundowners! The Wendy house and sand pits keep many a small child amused – happy children mean happy parents here! Venture into the gardens and you will find a football pitch, a trampoline, a table tennis table, a tyre swing and natures very own adventure playground in the woods. A nature trail is provided to encourage the families to explore the natural habitat.

Inside, each property is complimented with a range of appropriately aged toys for your children. We also offer a range of useful baby and toddler equipment.

Then, only ten minutes' walk away in the push chair, is Kingsbridge market town and sandy beaches only ten minutes' drive away…what more could a kid ask for!

From the patio there was a steel gate which led onto concrete steps. We had to tie the gate closed as the baby could operate the latch.
