It’s almost impossible to believe that central London is only 32 miles away from these fantastically family friendly cottages, nestled in rolling Kent countryside, which provide the ultimate antidote to the stressy, frantic pace of modern family life. The owners of Hamptons Farmhouse set out to create a ‘happy place for everyone, full of love and laughter’ and they’ve done a great job, from the lovely, fresh cottages themselves, where mums and dads can enjoy some quality time together, to endless fun and adventures in the 9-acres of garden, field and woodland.

Both Willow and Stable Cottages are brilliantly kitted out with baby and toddler gear so parents have no need to panic about bringing all the bulky caboodle. From baby bath, baby monitor and Bumbo seat to cots, cot bedding and toileting tackle the owners have thought of everything because they have little ones of their own and then there’s the toys, books, games and DVD’s to keep all ages amused.


The one big problem for mums and dads will be getting the kids indoors at all, because the garden is full of fab things to discover and do – loads of swings, a ‘fort’ climbing frame, zip wire, secret dens, seven dwarfs playhouse and even a gypsy caravan; a giant trampoline, giant Jenga, table tennis, swing ball, sand pit, ride-in cars, rowing boat for the safely fenced pond – the list goes on and on. There’s also quite a few animals to befriend, including rabbits to pet, horses to stroke, sheep and chickens to feed, ducks waddling around and fish in the pond, so definitely never a dull moment when staying down on this farm! Parents can keep a watchful eye on the kids while enjoying afternoon tea on the lawn or maybe just being big kids and joining in all the fun.


Accommodation Overview:

Apple Barn Cottage sleeps 3/4 plus a baby in cot. This one bedroom conversion has high vaulted ceilings and oak beams complimented by the underfloor heated slate floor and granite worktops. It is flooded with light from the huge windows with far reaching views. In the summer just open them up and breath in the fresh air, sitting comfortably on one of the sofas with a drink in your hand. The large living, dining and kitchen area is all open plan with a feeling of space, light and freedom. The double bedroom leads onto the shower and toilet – all with underfloor heating. Additional beds are in the form of luxury fold up beds which are provided as necessary for up to two other guests. In addition a cot can be provided for a baby/toddler. The lounge doors open out on to a lovely deck with sweeping views over the countryside, deckchairs for lounging and a dining table for eating al fresco. Thsi in turn leads onto wider communal lawns.

Location Information

Easy to reach from London and the M25, Hamptons Farmhouse is located in an amazingly quiet and rural corner of Kent, between the villages of Plaxtol and West Peckham. There are shops supermarkets and restaurants in Tunbridge Wells and Sevenoaks (15 minutes drive), plus lots of lovely walks from the doorstep and country pubs to discover, serving quirky named Kentish ales (nearest pub, The Kentish Rifleman, 0.9 mile). The small town of Tonbridge is also 5 miles away.

In addition to all the play things at Hamptons Farmhouse, there’s a wide variety of fun family attractions close by. Hop Farm Family Park (7 miles) has giant ‘jumping pillows’, a magic castle, funfair rides, animal village, indoor soft play, outdoor adventure playground and ‘4D’ cinema. Kent Life (13 miles) is a 28 acre, premier heritage farm attraction with a family of friendly animals ranging from donkeys, horses, lambs and goats to piglets and ferrets. Larkfield leisure centre (9 miles) features a 25m swimming pool but also wave machines, water slides, water cannons and whirlpool.


To swap the countryside for a day on the coast, there are several beaches within an hour or so from Hamptons Farmhouse, including the dunes of Camber Sands, historic Hastings and the seaside town of Eastbourne.

Who owns this place?

Katie and Andy and their 5 children Jessica, Elodie, Charlie and the twins, Jasmine and Annabelle, live in Kent having moved out of London to enjoy the countryside more. They have been holidaying in Dordogne for the last decade and converted the two gites, now called Hope Cottage and Rose Barn from a dilapidated building with wood barn. They have converted the properties wonderfully and tastefully with a focus on making it a fabulous holiday location for babies and toddlers as well as making sure it was a fabulous place for the parents to relax while the kids have fun.

What do they love about it?

We wanted to create a holiday home that was a happy place; overflowing with love and laughter; safe but filled with adventure. We wanted a place that can be special for someone at every age. Whether still feeding from a high-chair; learning to dive or swim a width for the first time; climb a tree fort; explore the woods; sunbathe ,read, walk, cycle or canoe; or simply drink fine wines and taste gourmet local cheeses.

We designed our holiday home to be like this because we knew that as our family grew we wanted it to be the place each person could look forward to returning to the following year. We wanted a place where memories could be created, where the photos are simply aide-memoirs to the joyful experiences shared together.

What do the kids love about it?

The favourite for children is undoubtedly the pool: warm, big but not too big. The climbing frame along with the slide is great too. Hours of fun are had on the trampoline which is always a big hit. All these things are in sight of the shaded outdoor eating area of the gite allowing the kids to roam freely. For toddlers and babies the sandpit and play area, under the shade of the walnut tree provides a nice safe area for fun with the parents and siblings.
