BFB's Overview.

A grand and elegant mansion from ‘La Belle Epoque’, Le Manoir whisks families and friends back to a glamorous golden age of ‘joie de vivre’, making it a wonderful place for gatherings and celebrations in the sunny South of France.

Le Manoir was built in 1830 by one of the wealthiest local landowners and wine producers, when anyone who was anyone competed to have the biggest and most beautiful house for entertaining - and simply showing off! And who wouldn’t be impressed by the imposing front façade, with is curved stone staircase sweeping up to the front door, all illuminated at night. Once inside, every inch has been designed and furnished to have the wow factor, from another sweeping staircase to the upper floors and the 7 double/twin bedrooms, to the period French ‘Salon’, contemporary breakfast kitchen and elegant dining room with French doors to the terrace – where grown-ups can gather for pre dinner aperitifs, overlooking the courtyard where children can play. Although the house has been lavishly restored to let its period character shine, funky feature walls with a literary theme create a quirky twist and modern tech includes Wi Fi, iPod docks and a Wii console. In true country house style, Le Manoir also has a games room where kids can take on the grown ups at table football, ping pong and pool.

With the Languedoc regularly hitting the hottest temperatures in France, everyone will be thankful to cool down in the 10x4m pool with a shallow end and safety step all the way around, or simply flake out on the loungers on the surrounding sun deck. With over an acre of secure, private garden that provides plenty of space for children to play, on the lawns and in the shady trees, with a trampoline, swing, hammocks and a shallow babbling brook to dangle nets and lines for lots of little fishies. For eating outdoors, the kitchen opens onto a sheltered courtyard dining area and summer kitchen with a BBQ, plus a chef can be arranged to serve up a special menu with fine Languedoc wines from the honesty cellar.

Accommodation overview

Le Manoir is a large and lush French country house for up to 14 adults/children plus 4 cots are available for babies (2 wooden and 2 travel cots), as well as 4 high chairs. The main living room is a beautiful, period French ‘salon’, flooded with light through full length windows and with an ornate tiled floors, quirky library feature walls, comfy sofas, a Wii games console, desktop computer and Wi Fi. Kids can also make a games room a base of their own, with table football , table tennis and a pool table.

A large and elegant dining room, also with a period tiled floor, has a table that seats up to 17 and double French windows which flood the room with light and open onto a balustraded terrace that’s perfect for pre and post dinner drinks – an ‘honesty’ wine cellar is well stocked with some of the best Languedoc varieties and vintages. The roomy kitchen is modern and well equipped for large groups, including a large range cooker and gas hob, 2 fridges and 2 dishwashers, plus plenty of large pots and pans. A table that seats 6 comes in handy for serving up baby and toddler breakfasts, snacks and suppers, (with a wall mounted TV to keep them happy!), plus the kitchen opens onto a private and sheltered gravel courtyard and summer kitchen with a table that seats 17 and a BBQ. Also leading off the kitchen there is a utility room with a washing machine and drying facilities.

A grand staircase from the entrance hall, sweeps up the first floor landing and 4 large, luxurious ensuite bedrooms which can be set up as doubles or twins, and one which also has a day bed for 2 children to make a family room. All four bedrooms on this floor have an ensuite shower room/wc plus the master bedroom ensuite has his ‘n hers washbasins. Three further bedrooms are on the top floor, two of which can be double or twin rooms and the third with three single beds. These three bedrooms share a family shower room, with twin washbasins and WC, plus there is another family bathroom/wc back on the ground floor.

Besides the large gravel courtyard at the front of the house, and the outdoor dining area by the kitchen, Le Manoir opens up to around an acre of securely enclosed private garden including a 10x4 metre swimming pool, lawns, shady trees and a shallow steam to paddle. There is also a large netted trampoline, swing and hammocks slung amongst the trees.

Please note: This property charges a compulsory €150 cleaning fee

Location Information

Le Manoir is surrounded by vineyards and fields of sunflowers, but only a stroller stroll from the village of Canet d’Aude in the Languedoc corner of Southern France. The village has a playground, a boules ‘drome’ and tennis courts, as well as essential amenities including the all-important boulangerie, a small supermarket, bar, pizza restaurant GP and pharmacy. There is also a fruit and veg market on Friday and Sunday mornings but for a ‘big shop’ a large supermarket is 4kms at Lézignan Corbières.

The scenic Canal du Midi is within sight of the house and walking distance, or just 5 minutes by car to recommended restaurants at Ventenac, Parazza and Rubia. Families can also hire a boat for a day messing about on the water. The lake at Homps is another lovely spot for a family day out, with a gently shelving beach, plenty of grass for picnics and a café.

The closest large town to Le Manoir is Narbonne (15 mins by car) with a wide choice of shops and restaurants but also a fantastic indoor market (Les Halles) to stock up on the best local produce, with stalls piled high with fruit and vegetables, cheeses, charcuterie, breads, meat and fish.

Around half an hour’s drive, the Medieval Cité of Carcassonne is an absolute must, being the ultimate fairytale castle and one of the top 100 UNESCO World Heritage Sites, with all kinds of exciting events throughout the summer months.

The Corbieres mountains are only a 10 minute drive from Le Manoir, with ancient Cathar castles clinging to the hilltops, or in 30 minutes, families can be playing on the golden sandy beaches and in the warm Mediterranean sea at Narbonne Plage and Gruissan. A little further afield (approx. 1 hour) Collioure is a lovely old port in a pretty little cove on the Cote de Vermillon, that has inspired plenty of artists and has a number of galleries as well as lovely cafes and restaurants for dining by the sea.

Nearest medical services: GPs in Canet d’Aude; hospital in Narbonne (15 mins)

Getting here: The nearest airport is at Carcassonne and Beziers (30 mins). Others within striking distance include Perpignan, Montpellier and Toulouse.

Who owns this place?

We previously lived in the South of England, where it was easy to take The Tunnel or Ferry for day trips....Or the yearly Holiday further into France or beyond...But the trips were never long enough......

- The opportunity arose to make the move permanently and so we took it !

We bought the Le Manoir de Canet d'Aude early in 2013 - It is a stunning example of a Belle Epoque Mansion of 550+ square meters in size.

With my wife being an Interior Designer and myself as self appointed Project Manager, we have thoroughly enjoyed a year sympathetically renovating it back to its former glory.

This has included completely renovating and redecorating it and the addition of 6 high quality luxury en suite Shower Rooms and one Large Family Bathroom / Shower Room, all with Marble Tiles and Hans Grohe fittings.

We used all quality materials including Farrow and Ball Paints and Osborne and Little Wallpapers to gain the right quality feel.

Please visit our website at www.le-manoir.net

THE WEATHER ! - Sunny 320+ Days a Year, due to our micro climate here - Close to Quality Sandy Beaches and the world famous UNESCO sites of The City of Carcassonne and The Canal Du Midi.

  • Our family of seven adults and four children, aged between six years and six months, spent a lovely week at Le Manoir. Plenty of equipment for babies, lots of books and toys and a large garden with swings and a trampoline. The house is very roomy and the good number of baths/ensuites ensured that we all had plenty of space. The pool is gorgeous; well fenced and very secure. The age and design of the house mean that it is impossible to gate every flight of stairs, so a little extra care is needed. The whole family would love to return to Le Manoir sometime in the future. Highly recommended.Review dated 20/06/2018
