BFB's Overview

Surrounded by the rolling countryside of South Devon and just 10 minutes from lovely sandy beaches, Harraton Cottage is a brilliant BFB for weekend get togethers and longer holidays of up to 10 family and friends. This detached, 4-bredroom country cottage provides plenty of space for everyone, inside and out, from the open plan sitting room/dining kitchen and separate TV ‘snug’, to a big paddock and lawns to the front and rear of the house – and the family dog can come too!

While older children will burn off energy charging around outside and playing on the tree swing, little ones have a Little Tykes play house and slide all of their own and grown-ups can keep a watchful eye while sizzling up suppers on the BBQ. Even if it’s not the best weather for playing outside, kids can retreat to a cosy snug to watch TV or a DVD from the extensive collection, or play with the Lego, Duplo, baby toys, board games and puzzles provided. Adults have their own open plan living space to chill out and chatter, whether relaxing on the sofas by a wood burner, preparing a family feast in the well equipped kitchen or lingering over a Nespresso at the dining table. The cottage has free Wi Fi for streaming movies and games or simply keeping in touch, plus a Sonos system to create the perfect playlist or mood music for every occasion.

Being recently renovated and refurbished, Harraton Cottage is fresh, contemporary and very comfortable throughout, with some funky feature furnishings, underfloor heating downstairs and luxury finishing touches. It’s also brilliantly equipped for babies and toddlers, from the bottle steriliser, hand blender and plastic crockery to a Bumbo seat, bouncy chair and play gym.

Accommodation overview

Harraton Cottage is a spacious 4-bedroom Country Cottage for up to 10 people and a baby in a cot, plus the family dog can come too for an additional charge. The main living area of the cottage is open plan, with sofas by a wood burner, a dining table that seats 10 (plus high chair) and a modern, well equipped kitchen which includes an induction hob, microwave, dishwasher, Nespresso coffee machine and handy accessories for baby and toddler feeding time. A washing machine and dryer is in a separate utility room. Kids can have a room to themselves, in the cosy ‘snug’, with another wood burner, to watch TV and movies or play with all the toys and games provided. The main living area and snug both have TV’s, plus there is free Wi Fi and a Sonos sound system.
Two of the four bedrooms at Harraton Cottage have king-size beds and ensuite shower rooms/WC; one bedroom has twin single beds; and the fourth bedroom has a pair of bunk beds to sleep 4. The family bathroom has a bath with a shower and there is a separate WC on the ground floor. For eating and playing outdoors, Harraton has a large paddock and lawn area at the front and back of the house, with a patio dining table a BBQ, toddler play equipment, a tree swing and see-saw.

Location Information

Harraton Cottage is surrounded by the quintessentially English countryside of South Devon and only 10 minutes’ drive from sailing havens and sandy beaches strung along the south coast. There are several country pubs and restaurants within a couple of miles of the cottage, including the White Hart and Modbury Inn in the nearest village of Modbury (2 miles), the 14th century California Inn near Brownston and The Journeys End at Ringmore which does a great Sunday roast. For basic provisions and essentials, there is a small Co-op in Modbury and larger supermarkets in Kingsbridge, 6 miles away, that will deliver to the cottage, as will the organic food box company, Riverford.

At the head of the Kingsbridge Estuary, the bustling market town of Kingsbridge, has a good variety of shops, pubs, restaurants and cafes to satisfy every craving. The Old Bakery comes highly recommended for a fab Sunday brunch or families can stock up on scrummy cakes from the Kingsbridge Creamery and irresistible goodies at Mangetout Café and Deli. Children can also make and paint their own ceramics at The Art Café, dangle crabbing lines from the quay or have a family swim (whatever the weather!) at the Quayside Leisure Centre.
A number of boat trips run up and down the estuary from Kingsbridge, including a scenic 35 minute cruise to the swish seaside town of Salcombe (20 mins by car) that’s a buzzing centre for sailing and all manner of other watersports. South Sands and North Sands are ideal sheltered beaches for children to splash and paddle in the super clear shallows, or build sand boats on the shore and peer into rockpools, while The Winking Prawn is a cut above the average beach café, sizzling up fresh fish and seafood on a BBQ. Salcombe Dairy Ice Cream is a must for the kids while grown-ups can try the award-winning Salcombe Gin, plus Captain Flints is a great family restaurant, serving homemade pizzas, pasta, burgers and steaks.

The closest beach to Harraton Cottage is the scenic, sheltered bay at Wonwell (10 mins), which becomes a large expanse of sand at low tide but has no real facilities for families. Just 5 minutes further away, however, Bantham Beach is hailed as one of South Devon’s best bays for families and surfers, with clear shallow water for paddling, plenty of rockpools to peer into at low tide and brilliant sand dunes for playing and picnics.

There are plenty of family attractions within easy reach of Harraton Cottage, from all the friendly farm animals, play barns and rides at Pennywell Farm near Buckfastleigh to Devon’s largest family theme park, Woodlands, at Dartmouth. Other favourites include one of Britain’s best Zoos at Paignton and the Splashdown Quay West Waterpark; the National Marine Aquarium at Plymouth and the miniature Pony Centre in the heart of Dartmoor. The Tourist Office has also created over 40 self-guide Treasure Trails to solve the clues and see the sights throughout South Devon.

Who owns this place?

Lower Coombe Royal – a large country house and coach house set within eight acres of historic gardens on the edge of the market town of Kingsbridge. The house was built in the early 1900’s by the Luscombe family. Julie and Paul purchased the house in Spring 2017. Lower Coombe Royal was an opportunity for changing their quality of life and moving away from city life. An adventure for their three children to explore the forgotten gardens of Kingsbridge!

There are two, beautiful properties - all private and set within wonderful surroundings. They can accommodate a couple with a baby in the Garden Rooms and up to 6 people in the Coach House. The gardens provide a wonderful space for all to explore.

What do they love about it?

Lower Coombe Royal is set within relative tranquility in eight and half acres of historic gardens yet is within ten minutes walking distance of the market town of Kingsbridge and a ferry ride to the renowned resort of Salcombe. Beautiful sandy Blue flag beaches are ten to fifteen minutes away by car along with exceptional coastal walks.

The gardens offer a safe place to play and explore. Alternatively, you can just sit and enjoy the views and the various calls of resident wildlife. It has been described by many as a ‘haven’ away from the bustle of busier lives.


A place to unwind and escape - a secret valley lined by private farmland ideal for providing an exclusive family experience.

What do the kids love about it?

Children seem to come alive at Lower Coombe Royal. Not only is each property full of toys and games, yet the gardens are too. An adventure playground for all ages…..a tailor-made wooden climbing frame with a lookout tower, great for sundowners! The Wendy house and sand pits keep many a small child amused – happy children mean happy parents here! Venture into the gardens and you will find a football pitch, a trampoline, a table tennis table, a tyre swing and natures very own adventure playground in the woods. A nature trail is provided to encourage the families to explore the natural habitat.

Inside, each property is complimented with a range of appropriately aged toys for your children. We also offer a range of useful baby and toddler equipment.

Then, only ten minutes' walk away in the push chair, is Kingsbridge market town and sandy beaches only ten minutes' drive away…what more could a kid ask for!
