BFB's Overview.

Pian di Cascina is the kind of place that families return to year after year. Whether its the sense of tranquililty that comes with the stunning views over picture perfect rolling Umbrian landscapes, or the combination of pretty, well-equipped and comfortable apartments with hotel-like services such as the onsite trattoria, daily fresh baked breakfast goods deliveries and delicious home-made ready meals, it is easy to see what has them flocking back.

Here, relaxation begins before guests even arrive as a long list of baby and toddler gear, arrival night ready-meal options and a very handy pre-arrival shopping service to include essentials like nappies, wipes, cereals, bread, milk, pasta and sauce etc. All of that means there's no need to start packing a month before the holiday, arrive loaded down with excess baggage or run the gauntlet of tracking down a supermarket en route from the airport, its all there just waiting for guests to arrive. Better still, there are two villages within reasonable walking distance, or a short drive for the less energetic, and together they offer an ATM, a supermarket, a pizza pub, a couple of cafe bars and a well loved cheese shop.

Guests tend to while away time flitting between the play area and the pool by day, whilst making use of the gas BBQs provided on each apartment's private terrace or enjoying sociable suppers a few times a week in the onsite 'tavernetta'. Some take a stroll to grab an ice cream or coffee by the village playground in the village Carbonesca (10-15min walk) and, tempted by the fantastically well-written guides to local towns such as Gubbio, Perugia and Assisi, venture out for half-day trips, maybe a little longer if headed to the brilliant beach at Toretta di Fano. Those staying a bit longer, or with sight-seeing savvy tots may well be tempted by the handy tips on where to park, eat, drink to venture further afield to take in the sights of Rome, Florence and Siena, all three of which are within a few hours drive or handy train from nearby Perugia.

Pian di Cascina comprises of nine apartments sleeping 2-7+babies. The most charming of the apartments are found within the original 400-year old farmhouse, the most contemporary in the former converted barn and others in a modernised outbuilding just across the way. Whilst Cantina, Villeta and Cascina boast an abundance of original charm and character, Il Pinolo and L'Oliveto are the most stylish, Gubbio, Assisi, Montefalco and Spello benefit from the best views. The entire estate can be rented and is ideal for weddings, birthdays or anniversaries since guests can enjoy the privacy of their own accommodation but enjoy delicious restaurant standard meals in the 'Tavernetta' or outside on the dining terrace, which has spectacular views over the countryside and is also an ideal spot for a ceremony.

Recent additions to the estate include a heated toddler pool, extra shade around the pool, a ready-meal service, honesty wine-cellar with great local selection and beers, pre-dinner cocktails on tavernetta nights and little tikes play area with sea-saws, ride-ons and other outdoor play equipment designed for babies and toddlers. Plus, a new parents relaxation zone complete with hammock, loungers etc.


Accommodation Overview
L’Oliveto is a contemporary, 2-bedroom, apartment converted from the estate's former barn and specifically designed with comfortable family living in mind. Floor to ceiling windows in the stylish open-plan living area give guests the feeling of being totally immersed in the beautiful Umbrian countryside and open out onto a private terrace with spectacular views of the surrounding countryside and olive groves - perfect for to relaxing and unwinding daytime or evening. With such a privileged setting, it is little wonder the owners have taken great care of the conversion, using the latest eco technology - superior insulation, solar heating and reflective, energy efficient glass - and handiwork by local artisans. The style is quirky and modern, yet practical - perfect for a family!

The open plan living space has a comfortable sofa, a large play rug and a choice of bean bags for the children. There's a flatscreen TV with built in media player (with a range of films and children’s programmes) and a dining table and chairs for four plus a highchair for tots. The modern designer kitchen has a dishwasher, micro/combo oven, large fridge freezer, coffee machine and toaster.

The master bedroom has a king sized bed, plenty of built in wardrobe space and space for a cot, whilst the twin room is tailored to children and can be set up with either two single beds or a single bed and a cot. It also features a changing table - and of course plenty of toys! Adjacent to the two bedrooms, there is a modern bathroom with a walk-in rain shower and bath tub for the children.


The added bonus to this superb property is the outside space - the private terrace overlooks the olive groves and is close to the children’s playground there is shaded patio with a gas kettle BBQ, a table and chairs and comfortable loungers.

Location Information


Nestled in the hills outside Valfabbrica, Pian di Cascina is just 1.5kms fom the large village of Casa Castalda, which has a selection of shops and bars including a popular cheese deli and pizza pub, plus a handy ATM and supermarket.

Closer still (15mins walk) is the smaller village of Carbonesca, which boasts a couple of friendly bars and a small bakery/grocery store. There are handful of well respected restaurants within a 5-15 minute drive, whilst the scenic but lively town of Gubbio with its wide choice of eateries is only around 20 minutes from the estate. Of course, with the option to add daily breakfast pastry deliveries, home-made ready meals and twice-weekly onsite tavernetta dinners, guests needn't travel at all to eat well.

Each of the estate's nine apartments has its own guide book to the area stuffed with extremely useful and detailed tips and advice from owners Paul and Isabel, who have their own three young children. The suggested itineraries for week-long stays, as well as day trips to must-see towns such as Rome, Florence, Siena, Assisi, Perguia and Gubbio, are crammed with fantastic tips on what to see and do and where to eat and drink, with or without tots in tow.

For 'beach' days, the Abbott family are big fans of the beach resort at Toretta di Fano (approx 80mins drive) thanks to its easy access, free parking, shallow waters and outstanding beachside seafood restaurant. Closer still, there's the sand-fringed areas of Lake Trasimeno or scenic Adriatic coast resorts east of Ancona, are all within about 40-60 minutes drive. Whilst mini guests often enjoy the waterpark at the lake and the Citta della Domenica nature park, which also has Snow White, Pinocchio and Sleeping Beauty themed amusements. They also recommend the Monte Cucco National Park (40mins away) thanks to its walking paths, playgrounds, wild horses and ponies and traditional mountain food cooked over open fires. Plus there's tandem paragilding for adventurous types!


Getting There: Perugia airport is the closest being just 30mins away, whilst Ancona airport is only around 60 minutes drive and the airports at Pisa, Florence, Rome and Bologna are all within 2.5-3 hrs drive.

  • I could not say enough good things about Villa Pian Di Cascina! We stayed in the Olivetto with our five and three year old daughters and it was perfect for us. It was situated right beside the play area where the girls spent many happy hours playing while we got to relax on our terrace. We enjoyed afternoons down by the pool and loved the restaurant! Isabel is an excellent cook - the girls loved going especially for the ice cream sundae with Smarties and sprinkles! We had some lovely days out too, to Gubbio, Fano beach, the Frasassi caves and Assisi. All in all a brilliant holiday! Would definitely go back. Review dated 20/06/2017

  • Had a lovely holiday staying in the Olivetto. The villa was spotless, comfortable, great outside space and had masses and masses of toys for our 2 to play with, it's also right next to the lovely shady playground which our 2 happily careered round for hours. The complex is in the middle of stunning scenery and if you have compliant children exploring the area should be easy (though everywhere is on a steep hill so endurance may be tested...). Flew from Pisa which was a bit of a trek but the flight times are much better than nearer airports.Review dated 19/07/2016

Having only ever been on UK seaside holidays with our kids, we wanted to do something a bit special for our tenth wedding anniversary and it didn't disappoint. From start to finish we had the most relaxing and wonderful time, in a beautiful mountain top setting with nature all around us. I could gush praise for the place and its kind hosts all day long, so here's a breakdown of the things we particularly enjoyed and, as parents, enabled us to be able to relax too. Everything immaculately clean 3. All the outdoor toys were clean and even fresh chalk out for the blackboard 4. Tidy outdoor cupboard with balls/bats etc. 5. We stayed at Pian di Cascina for two weeks in July with our two kids aged 4 & 7. Having only ever been on UK seaside holidays with our kids, we wanted to do something a bit special for our tenth wedding anniversary and it didn't disappoint.

From start to finish we had the most relaxing and wonderful time, in a beautiful mountain top setting with nature all around us. I could gush praise for the place and its kind hosts all day long, so here's a breakdown of the things we particularly enjoyed and, as parents, enabled us to be able to relax too.

All communication before and during our stay was impeccable. Questions I had regarding child equipment, climate, food etc were all answered swiftly before arrival, and once we got there so much helpful information was offered to us that we hardly had to do any thinking for ourselves. Upon arrival we received a warm welcome from Paul who suggested we just grab our swimmers and jump straight into the pool while he sorted everything we needed out. This was so much appreciated after the horror of a packed UK airport at 4am, and the painstakingly slow process of collecting a hire car in 35 degree heat with two tired small people in tow. We felt instantly at home and forgot all about our journey.

Our living space, The Olivetto, was modern, light, spacious, stayed cool in the hot weather, and beautifully appointed with everything we needed to be comfortable. The extra items available on pre-order were very useful - an organic veg box full of tasty farm produce that kept us all going for the week, freshly made lasagne, Italian beer and bread from the local bakery. What more could you need? As soon as we returned from our dip, the kids ran up to the playground and we followed them up with a cold beer in hand and met some of our fellow guests. A nicer bunch of people you really couldn't meet. The kids all played together under the shady trees and had to be prised away for bedtime.

So the fortnight unfolded into a leisurely routine of breakfast, swim, lunch, chill out, more swim, playground, evening barbecue/La Tavernetta, more playground. A few of the days it rained, but that gave us more opportunity to explore the local towns which were all beautiful. There were plenty of toys provided and things to watch on tv so it didn't bother us at all really. Throughout the entire two weeks we didn't hear one complaint of being bored, there was so much for them to do.

La Tavernetta, Paul and Isabel's onsite restaurant was a real treat and felt like a night out even though it was a night in. Isabel's food was amazing, every dish that came out was our new favourite, and Paul's friendly humour meant that we were extremely well looked after. The Italian ladies who served the tables were fantastic, so kind and friendly.

The views from the terrace were stunning and dramatic reaching far along the valley which changed colour in the evening light as the sun was setting, and on one of the evenings a huge orange moon rose like a lantern right in front of us which was really special. Soft music and chilled wine made it all the more beautiful, and while we ate our four courses the kids had a blast in the company of their new friends hanging out at the play equipment installed next to the restaurant. They all played happily and returned to the table only to debate whether to have sprinkles, smarties, chocolate sauce or all three on their ice cream sundaes. I can't remember eating out with children ever feeling so chilled.

The scenery and nature was incredible, yes it's rustic and there are endless fascinating 'mini-beasts' to investigate, but we didn't have any ants in our villa at all. We ate every meal outside on our terrace listening to the deafening sound of crickets in the trees, and never got bothered by insect intruders at all.

We did have an incident one night when some mischievous horses escaped from the neighbouring farm, and decided to have a pony party in our front garden. They dismantled our barbecue, kicking it to pieces trying to lick the tasty morsels off the grill, and after much shuffling around and trotting along our terrace decided to leave us a steaming pile on our grass. We had to WhatsApp Paul at 1am to tell him what was happening and he was there instantly sorting it out - and early the next morning he cleaned up our terrace up and replaced the barbecue for us. He was brilliant. The ponies returned in the morning, chased by a very exasperated looking farmer who couldn't catch them, it was very funny watching him try to outsmart them.

What I really loved about this place was that it provided the perfect mix of peace and quiet while also having other families around you. There can't have been more than about 5 or 6 families in residence at any one time, so you never felt claustrophobic or annoyed by other people, and even when the pool was full there was plenty of room to swim and relax. The families we met were all lovely people, another reason why this holiday was so memorable, and the kids made really good little friends.

Having returned home and spoken to friends who've been on resort/hotel holidays, it definitely feels like we had the better experience. We've never felt so relaxed on holiday with our kids, and would like to say a huge thank you
