It's always a good idea to keep your entertainment options open when travelling with children and Mulberry Barn Cottage allows guests to do just that. It's a little taste of 5 star luxury perfectly located for a day at the beach or a ramble in the forest. Set in the pretty coastal village of Milford and surrounded by grade 2 listed buildings, this recently-built home-from-home sits on the doorstep of the New Forest and yet is only a 10-minute walk from the seaside.

The two-story house itself is a winning mix of contemporary and traditional, built out of time-honoured materials such as hand-made bricks and tiles and cedar cladding and yet loaded with the cool style and state-of-the-art mod cons of a boutique hotel. On the ground floor is a light-spacious open-plan dining, living and kitchen area leading out through French doors to a sunny south-facing terrace. Equally perfect for alfresco dining for the whole family or quiet spot of reading, sunbathing and coffee drinking for grown ups. The kitchen is fitted with a slick, modern gas hob, two electric ovens, a dishwasher, a large fridge-freezer, a wine fridge and a microwave, arranged around a bar with stools. Meals can be eaten around a lovely long glass table in the dining area that is sure to turn even the most chaotic family meals into a special occasion. In the living area, guests can sink into a luxurious L-shaped sofa to watch the 37” wall-mounted flat screen TV with DVD player and Freeview box or listen to music on the CD and radio. Free broadband via a router in the handy downstairs study, complete with divan and easy chair, means that communications with the outside world is guaranteed. A downstairs cloakroom has a nice big shower cubicle and the large utility room has a butler sink, washing machine and tumble dryer to make it easy to deal with the inevitable holiday avalanche of dirty kid's clothes.

Upstairs are two large en-suite bedrooms, both easily big enough to fit in a cot . The master bedroom has great views over Christchurch Bay toward the Isle of Wight. The king-size bed can be split into two comfortable singles while the en-suite bathroom has a huge free-standing bath that will charm any shower-hating toddler. The second bedroom has a double bed and an en-suite bathroom that includes a basin, toilet and shower. Owner David Danby provides lots of crisp cotton linen, cosy duvets and fluffy towels – although guests do need to bring their own towels for the beach.

There's lots on offer for small people too – which means less packing for their parents. A travel cot, highchairs, a baby bath and potty, stairgates and a bottle steriliser are all part of package, as are plastic cutlery and crockery, sippy cups, changing mats and nappy buckets. Inside, bags of toys, DVDs, games and puzzles should keep junior guests amused, while a handy collection of buckets and spades and fishing nets are great for days in the garden or on the beach. But it's not just the children who will have fun here. A trusted babysitter can be arranged to allow parents to have night out alone and sample one of the many top-class restaurants and pubs only minutes away.

Step out of the front door of Mulberry Barn Cottage and it's a mile from the edge of the New Forest or a ten-minute walk to the pretty Milford seafront. The village green of this traditional coastal village, with a great collection of local fishmongers, butchers and pubs – as well as the six restaurants that have made it something of a 'foodie' destination - can be reached by a two-minute stroll.

Five minutes away by car is Lymington, famous for its pretty quay and Saturday market, where visitors can catch a short ferry ride to Yarmouth on the Isle of Wight. A quick drive from there is the whole of the New Forest, more than 210 square miles of woods and heathland, home to herds of deer and doe-eyed ponies, full of wonderful walks and cycle trails.

Ten miles from the house is Beaulieu, home of the famous car museum, as well as the abbey and house with acres of gardens, perfect for a stroll with children on a sunny afternoon.

For day trips, there are the shops and restaurants of historic Salisbury and Winchester for the adults, as well as golf courses, horseriding and fishing. For the children, the wonderful sandy beaches of Bournemouth and Poole are 45 minutes to an hour away by car, and Paulton's Park, a wonderland of splash and paddling pools, toddler rides, and exotic favourites such as flamingos, meerkats and kangeroos, is just a 30 minute drive.

This was our second visit to Mulberry Barn and just as enjoyable as the first. The barn is beautifully decorated, spacious, with all that you might need and so well maintained that everything still appears brand new. The enclosed garden was great for our toddler to run around in and just a 10 minute walk from the sea. It's a great location, being a couple of minutes walk from cafes and shops but still nice and quiet.

Beautiful property, very well appointed with all mod cons. Lots of safe space for our 10 month old to play in and great facilities meant the grown ups could relax too. Excellent communication with the owners from booking onwards meant arrangements were very easy which was really appreciated. Mulberry Barn is in a nice village and in a great location for exploring the coast and forest. A lovely property which we've already been recommending to others. We hope to return!

This is a beautiful, large, highly spec'd house, where lots of thought has gone into planning the space, the fixtures and fittings and the garden. It was by far the largest and most comprehensively kitted out self-catering 'cottage' we've ever been to (and we've been to quite a lot, and it's not really a cottage!), and we won't hesitate to recommend to friends or return ourselves. In terms of being baby-friendly, most things have been well thought-out, including a large range of kit like a high-chair, travel cot, potty, changing mat, plastic plates etc, which helps with minimising how much stuff you have to bring. The garden is especially great as it's large and mostly on the level, with no scary spiky plants, and key is that it's self-contained (provided you close the big gates) and has plenty of gravel for collecting! We took our toddler's little ride-on car and he's never had as much fun whizzing about on it. For the grown-ups there are indulgences like luxury bathrooms, wi-fi, surround-sound and huge beds and designer bits-and-bobs around the whole place. The house itself is in a quiet and secluded spot just a couple of minutes slow walk into the village, and easy to get to lots of New Forest etc. tourist attractions. Overall we were all delighted with the accomodation and the holiday we had and as I already said, I'm sure we'll return.

This is our 3rd BFB stay and Mulberry Barn is the best property we have stayed in. The photos on the website really do not do it justice, it's a superb house, beautifully decorated, spacious and with all the facilities that you could need. The location is also excellent, with shops, restaurants and cafes a stroll away, the beach close by and the New Forest a short drive. We will definitely be back. In fact we thought about not telling people how great this place is as we wanted to keep it a secret!
