Kilter House is wonderfully stylish yet brilliantly child-friendly farmhouse, set just a mile from pretty harbour village of Coverack on Cornwall's unspoilt Lizard peninsula. Its five bedrooms, split over two wings of the house, two spacious lounge areas, and large lawned gardens, make it ideal for a multiple or extended family holiday. Ideally, bringing a 'granny nanny' which will neatly allow parents the chance to enjoy some quality grown up time at one well respected bistros nearby!
The owners of the house are parents of young children themselves and it shows in the thoughtful touches throughout from blackout blinds in all bedrooms to stairgates, socket covers, child locks on the kitchen cupboards and a whole host of useful nursery gear including: a travel cot, a high chair, a booster seat, a steriliser, a baby bath, a changing mat and much more (see 'Fast Facts' for full details), plus plenty of age appropriate toys, books and DVDs.
The interior design blends boutique hotel-style luxury with family-friendly practicality and coastal chic. Beautifully coordinated upholstery is set off by sophisticated nautical accessories, whilst high thread count bed linen, beautifully tiled bathrooms, and mod cons like flatscreen TVs, CD and DVD players add to the high quality finish.
The house's ground floor layout has guests entering via a spacious and slate tiled entrance hall leading to the large main lounge with its deep cushioned sofas,original inglenook fireplace with working fire, flatscreen TV with DVD player and two pretty window seats - ideal as quiet reading nooks. The spacious kitchen diner also boasts a comfortable lounge area with sofas and TV, making this an idea family space. Grown-ups can rustle up supper, whilst chatting over the huge farmhouse table (seats 10), and junior guests are entertainedin the sofa area thanks to the great selection of toys, books and kids films provided. This area also comes in handy as a second TV lounge; especially with this summer's sporting events in mind! For those who can't leave work behind, there's a handy study with WiFi and telephone.
The kitchen itself is exceptionally well equipped. Its cream shaker units are topped with granite work tops and hide useful gadgets such as a microwave, dishwasher, double oven and 5-ring hob. A separate utility area/boot room is home to a washing machine and tumble dryer, and leads onto a downstairs WC and shower room; ideal for hosing down sandy kids or four-legged friends after a day on the beach.
Two staircases lead to the upper level. The main stairs lead from the entrance hall up to the large, bright master bedroom with its ensuite bathroom, along witth the single bedroom, which has great garden view, and a twin bedroom, which has an access door to the second landing and can be used as an upstairs link between the two wings of the house. A back staircase leads off the kitchen to a double/twin bedroom (converts from 6ft double to 2 x 3ft twins) and a bunk room with one set of bunksand an alcove window. This wing also has a family bathroom with WC, sink and bath tub with shower over. There's an access door to the twin bedroom, which connects to the house's other bedrooms off this landing too.
The large enclosed (low walls in places) garden is almost an acre in size and wraps around the house. Its lawns are large enough for ball games in places, but it also boasts secluded spots for quiet contemplation (if such a thing is possible with tots in tow!). Directly in front of the house is a pretty stone courtyard set with high quality teak dining furniture and a parasol for shade.
All in all, Kilter House is exceptionally well equipped for families, very well suited to extended or multiple family groups, and beautifully located in extensive private gardens yet within a mile's stroll of a harbour village with shops, pub and, when the tide is out, sandy bay. In fact, all the ingredients of a traditional British seaside break with a healthy dose of style and sophistication to boot!
Please Note: Parents should be aware that there is a pond in the grounds, but this is separated from the house by a fence. Also, due to the design of the original staircase, it is not possible to fit a stairgate to the bottom, however the stairs can be closed off from the leaving area by ensuring doors are kept shut.
Kilter House is set around a mile outside the pretty and unspoilt harbour village of Coverack on the south-eastern tip of the Lizard Penisula in south Cornwall. There are many pretty coastal villages, sandy coves, coastal walks and good quality dining options nearby. Plus Flambert's Theme Park, which may not be the most sophisticated of days out but, with its train ride, spinning tea cups and regular visits from the likes of Dora the Explorer and Bob the builder, is always a hit with little ones!
Shopping: For groceries, there are small shops in Coverack (1 mile) and St Keverne (2 miles), where there is also an excellent butcher. The market town of Helston (10 miles) is 20 minutes drive. It has a range of shops including a large Tesco, which offers a delivery service (the owners will accept and unpack if guests are unable to book a delivery slot for after they arrive) - handy for avoiding the need to pack bulky nappy packs, formula cartons etc. as well as food.
Eating Out Tip: Don't miss a family-friendly but stylish lunch or early supper at South Cafe in nearby Manaccan (10mins drive) which serves excellent seafood and bistro dishes as well as a lovely home-made kids meals menu in a contemporary environment and with a pretty courtyard garden, which is handy for toddlers who can sit still for too long. Also recommended are teh award-winning courtyard restaurant at nearby Trelowarren, or the Greenhouse in St Kerverne, which does a great Sunday lunch and is also ideal for a baby-sitting booked night out being just a 2 mile dash from the house, which is always reassuring for those nervous about leaving little ones at home.

The house is very spacious and wonderfully equipped with top quality appliances; lots of toys for young children, and a complete range of kitchen equipment - including sharp cooking knives which are rarely found in other holiday homes. This is a very peaceful house in a spacious garden, well away from the road although there is a persistent cockerel next door. The cockerel didn't bother us and the children loved it but other guests apparently were annoyed by it. One word of caution: the drive is quite long and very bumpy. Cars with low ground clearance might well touch bottom in places. Owner Note: Thank you for the excellent feedback. We are expecting the Farmer to iron out a few bumps in the road shortly!
