Il Vigneto is a charming farmhouse dating from 1790 with magnificent views and a private pool (gated) both set in a peaceful location amongst 0.5 hectares of grounds including vines, around 3kms from the nearest village.

Set on the edge of the Sibillini mountains National Park, under an hours drive of both ski resorts and the pretty Adriatic coastline, this pretty stone farmhouse boasts a recently restored interior and many original features. It sleeps 9 guests (plus cots) in its four bedrooms, For larger groups the Little Barn Annex with double bedroom, kitchen and bathroom is available at extra cost (£150/£250/£350/£500 pw depending on season). The Little Barn is not rented out separately and is only available as part of a booking for the main house.Parents will appreciate the handy pre-arrival shopping service and very useful list of baby gear provided (see grey box below), whilst mini guests will love the freedom to roam in the tranquil setting, the sandpit, play area and lovely, safely gated, outdoor pool with its wide Roman steps - ideal for sitting and splashing - and its shady terrace, which is perfect for reading one of the useful kiddies books provided.A handy baby monitor allows parents to enjoy evenings soaking up the spectacular mountain views over a BBQ or bottle of the local vino, whilst those taking advantage of the annexe for grandparents, might want to slope off to the village (3kms) and sample one of the excellent value, local restaurants.

Accommodation Overview:

The main living room with exposed beams, fireplace, double aspect to south and west, is comfortably furnished, and equipped with television (SKY), WiFi and music player. Large French windows open onto a south-facing portico terrace which is shaded in day and lovely for dining in the evening. The kitchen leads directly off the sitting room and has modern fittings and appliances including dishwasher, microwave oven and a good range of cooking utensils. There is a large pantry and utility area off the kitchen with a washing machine large fridge and freezer. The ground floor also has a bathroom with fully tiled shower.

The first floor houses two double bedrooms with double beds, one large bedroom with twin beds and a single room. The bright and spacious landing area also includes a double sofa-bed, several settees and provides a second living space. There's a second bathroom upstairs with shower and bidet.

The Little Barn, standing alongside the main house provides a charming self contained annex with a double bedroom upstairs, kitchen and bathroom below. The villa faces south west with a dining terrace, large (gated) pool, and shady pergola offering glorious views in both the summer and winter. The grounds are bordered by mature trees to the north and east and include a small productive vineyard to the front of the house.

Il Vigneto is 3kms from the small picturesque village of Gualdo with its café, restaurant, bank and good basic shopping facilities and stunning views. Larger, Sarnano is 10km away and boasts a well preserved medieval town centre with steep narrow alleys. It is a spa town, winter skiing resort and excellent good base for hiking in summer. Macerata the provincial capital and university city is about 40 minutes away. The historic city has an international opera festival during July and August in the purpose built Sferesterio. To the east the Adriatic coast is 50 minutes away with plenty of sandy beaches, south and west Rome is 3.5 hours by car, Assisi and Ascoli Piceno major historic and cultural centres are about 1 hour away. Il Vigneto is situated in an area of natural beauty with extensive green rolling hills set against the Sibillini Mountains and the National Park - possibly some of the most breathtaking scenery in central Italy!

Getting There: Ryanair have direct flights to Ancona (1hour 20 mins away), Pescara (1 hour 45) Rimini (2hrs 30) Perugia (1 hr 30) and Rome (3hrs 30) , Easyjet has flights to Rome. Ancona is a major station on the Italian Railway. It is served by the Milano (Torino) Lecce East coast main line, and also by direct trains from Rome's Central Station.

About the owner
Linda and Roger live in Gloucestershire and have owned Il Vigneto since 2003. We look forward to our visits to Gualdo to provide a break from our work and for family holidays, whenever possible joined by our children, family and friends.

Il Vigneto is set in the superb landscape of Le Marche, a stunning mix of rolling hills and mountain backdrop which can be enjoyed at their best from the sheltered south and west facing position of the house. We love the peacefulness, the landscape, the mix of country walks, hill top villages, the food and wine and friendly people that define Le Marche. For us it's a very special place!

Il Vigneto is well furnished and equipped. With the Little Barn two or three family groups can be accommodated. You can walk extensively from Il Vigneto on paths and quiet country roads. The hill top village of Gualdo with a good range of shops, bank, cash point, restaurant and a regular market is a five minute drive away. Sarnano with a wider range of shops and restaurants is 20 minutes away.

The pool which has gated access is 14m by 7m with an extensive shallow end (1.2m) is great for children (under adult supervision). With wide Roman steps to the shallow end swimmers and non swimmers can experience the water.At the far end the maximum depth of 1.8m for fine for confident swimmers. From the pool eveyone can enjoy extensive views of the Le Marche landscape, and shade from the wisteria clad pergola; this is a great place to spend time with the family and relax. We provide pool towels and poolside furniture.

In about half an hectare of land there are plenty of places to explore and have fun. We have a swing and slide suitable for 3 to 12 year olds, a sandpit and a good selection of toys. For older children there is a net for volley ball - in the pool, or badminton, and a set of boules which play well on the lawn or gravelled drive.
