Newly renovated and refurbished, this spacious, detached seaside property (within 2 minutes walk of the beach) has a classical clapboard exterior and interior blending driftwood-style floors, seaside colours and a preppy feel.
The house sleeps 10-14 (6 bedrooms 5 with en suite bathrooms) and is situated on the leafy private seaside estate of Angmering-on-Sea which lies between Littlehampton and Worthing on the West Sussex coast, 15 miles from Brighton and within 90 minutes of London, by train or car. It can also be booked with a sister property, New England Beach House (available from late July) to sleep up to 28.
Optional services from full-time cook, housekeeper, nannies, babysitting, pre-arrival internet shopping unpacking and even butlers ensure a memorable and relaxing stay whatever the occasion.
Accommodation Overview: Guests enter into a spacious conservatory hall with a selection of comfy sofas and direct views onto the front garden, paving and outdoor entertaining space. The boot room is ideal for kicking off sandy shoes and the long cloakroom offers plenty of space for everyone's, coats, shoes and beach kits. There is also a separate toilet and basin. The entertaining space comprises of a 4m x 8m drawing room with seating for 12, a plasma TV with full sky package, DVD player, Ipod station and cosy gas fire , ideal for warming up colder winter nights. French doors lead into the conservatory. The extensive open plan dining room houses a specially commissioned hand crafted, tiger oak table with seating for 10-12 and is the perfect space for festive feasts and special occasions. The kitchen/breakfast room offers a less formal space to dine and has a fully equipped open plan kitchen with classical beachside style white units and grey work surfaces, plus an island overlooking the back garden. There is a further TV room with plasma screen, full sky package and DVD player plus an additional double futon sofa and doors leading to the back garden. A small study area can be found in the hallway and there is wireless broadband throughout.
The ground floor is also home to two bedrooms, one double with its own TV, DVD player and Ipod station plus ensuite bathroom with tiled shower, basin and wc. The second bedroom has 2 sets of bunk beds and is ideal for little ones. Upstairs there are four bedrooms each set up with their own TV linked with the downstairs Sky package, a DVD player and Ipod station. Each of the bedrooms is ensuite , three with baths and one with a shower.
Outside there is a front garden (9.5m x 7.5m)
with paving and outside entertaining space for up to 12 people plus sun
loungers for warmer days and a good sized back garden (14m
x 4.5m) , which is used as external dining room with hot tub for 6-7 people.
The fabulous interiors, designer patios, hot tub, great stash of toys (for in and outdoors) and the fact the beach (pebbled at high tide, sandy at low tide) is just a short stroll away, guests rarely feel the need to venture far. However, within a 5 minute walk are the delightful villages of Angmering-on-Sea and East Preston with a village shop, seaside kiosk, Indian and Chinese restaurants, surfers’ continental café, fish & chip shop, specialist wine merchant, hairdresser, beauty clinic, dentist, 3 pubs and other shops. A further 5 minutes drive away there are further shops and Sainsbury’s.
For a longer walk with a far more rewarding pay off, carry on to Littlehampton and its striking East Beach Cafe, which rises like a mussel-shell out of the shoreline. Designed by Heatherwick it has won numerous architecture awards and is just as enjoyable for a sunday brunch en famille as a champagne celebration dinner. Littlehampton is quite a bustling little seaside town, especially during weekends when there are a cluster of toddler-friendly rides and bouncy castles on its seafront.
Travelling in the opposite direction, along the coast is Brighton (approx. 20-30mins by car), which has a great selection of bistros and handily pedestrianised 'Laines' shopping area, plus a pier fairground and lovely boardwalk with cafes on the seafront itself. BFB recommends Pinxto People,a sophisticated tapas bar and deli a few minutes walk from the BCP car park on Regency Square, which has a cool yet family-friendly vibe and excellent menu including specials for niños. If you can't stop, get takeaway.
For a fab family day out, try Drusilla’s Park and zoo near Alfriston (about 30mins by car). It will keep toddlers entertained for hours with its animal attractions, two special playzones for under sixes, the indoor paint’n’make section and fantastic Thomas the Tank Engine ride complete with real life Sir Toppham Hat A.K.A Fat Controller to less PC generations!
Also within easy reach are Arundel with its brilliant antique shops and Goodwood - slope off to the spa and leave your partner to drool over the cars!

Ideal house for a group or large family with young children. Beautifully furnished with lots of space to rest or play. Hot tub and billiard table were a nice touch. Our only disappointment concerns the location itself. The house is about 5 minutes walk from the beach but it is situated in quite a high density residential spot so there's not really a sense of being "away from it all". If you are looking for a country or seaside getaway with walks and open space for the kids this might not be the place for you.
