The friendly British family who own the house have their own three young children and have carefully renovated it with family life firmly in mind. The villa's child-friendly touches come in the form of the aforementioned outdoor play equipment, a long list of nursery gear (see grey box for details) and a handy top floor chill-out lounge that makes an idea space for a games, DVDs and a quiet read. Plus, since the room houses two sofa beds and window shutters, it can also be used as an optional fifth bedroom.
Despite its lovely tranquil setting, the house is actually very convenient too being just five minutes drive from the pretty hill town of Penna with its handy local services and within twenty minutes drive of Sarnano, which is a large town boasting a thermal spa and a ski resort in the winter. Beach days are firmly on the agenda too with sandy Adriatic coast resorts within 40 minutes by car.
The thoughtfully renovated 3-story house is entered via its spacious dining terrace, which opens onto the large lounge. With pretty terracotta tiled floor, comfortable sofas and a cosy fireplace, the lounge leads through and archway to a dining room with farmhouse table and chairs for eight, plus highchairs. The well designed kitchen is accessed via another archway and is fabulously equipped an American-style fridge freezer, dishwasher, toaster. microwave and SMEG oven and hob. A washing machine, ironing board and iron can be found in the basement utility room. The ground floor has its own cloakroom with WC and basin.
The first floor houses an impressive master suite with four-poster bed, ensuite bathroom and private verandah. Also on the first floor is a family bathroom, a pretty twin bedroom ideal for two little princesses, and another bedroom with three single beds.
The house's second floor has a good-sized double bedroom with ensuite bathroom and a 'chill-out' TV lounge with TV, DVD and a pair of double sofa beds.
Outside, the house has safely enclosed walled garden area with BBQ and shaded dining terrace plus meadow with play frame and trampoline. The large private swimming pool is set within a raised knoll and accessed via a set of gated steps, which help deter unsupervised mini guests. The pool has a terrace furnished with sun loungers and is 1.2-2.7 m deep with entry via a set of wide steps into the shallow end that are ideal for sitting and splashing with babies. There's also a large verandah accessed via the first floor master suit, which boasts lovely views over the house's meadows and the landscape beyond.
In winter a £50 heating supplement is required.
The villa enjoys a lovely tranquil setting in 3kms of meadows but is just a short five minute drive from the nearest town, which provides good local services including a great pizzeria, and a little further to the more scenic and pretty hilltop town of Sant'Angelo in Pontano, which has a good shops, coffee bars and restaurant, of which Dulia gets the best reviews for its combination of great pasta and amazing views. Kids love the pizzeria in nearby Servigliano for its pizza by the yard and friendly atmosphere.
Days by the beach are easily accessibly with the lovely Adriatic coast being about 30-40 minutes drive away. Porto San Giorgio (40mins) is particularly family friendly thanks to its wide selection on restaurants, loos, showers and enclosed play grounds, designed with little ones in mind.
The villa's location in the Sibilini mountains mean that, during the winter months, there's good skiing to be had at nearby too.
